I am starting this new tread since a number of projects in CR are approaching the final 6 months of completion. Mahagaun recently paid penalty cheques to all the owners in Mascot for any delay .

Dumping ground issue is out of Dundaheda now and this has come in several news papers now .
NH 24 widening is sanctioned and tender is floated.Does any one have any thing to add .

I am an owner in Mahagun mascot project and am an end user. Would like to see a useful flow in information in this thread for the benefit of all .

  • My observation for wellington:

    Construction quality : as good as any other society in CR.
    Location : very good ...... golf course , close to functional market plaza
    layout : bit congested already ..... existing buyer opposing tower 7 and 8.
    price : I feel it is still under priced ???? ............................

    Society to avoid: Supertech ....... reasons ............just give a visit there.

    Thanks for your inputs since I have not visited CR so don't know much about project specific details.
    I heard Mahagun is congested too, is it?
    Yeah That's why Supertech rates are down in CR.

    यहां जिस तरह से सुविधाएं दी जा रही हैं, उसे किसी तरह किसी भी इलाके से कमतर नहीं कहा जा सकता। हाल ही में पैरामाउंट सिंफनी में शुरू हुए क्लब हाउस की खूबियां देखते ही बनती हैं। यह पहला क्लब हाउस है जो क्रॉसिग्स रिपब्लिक में चालू हुआ है। कंपनी के डायरेक्टर अश्विनी प्रकाश ने कहा: ऐसा इसलिए संभव हो सका कि जो प्रॉमिस नहीं किया, वह भी दिया है। हमने इस प्रोजेक्ट की कल्पना सिर्फ एक ग्रुप हाउसिंग प्रोजेक्ट के रूप में नहीं की बल्कि इसे एक रिजॉर्ट की तरह संवारा है। हर स्टेप हर ब्रैंड की मुहर है।

    आर्टिस्टिक व्यू

    सिंफनी की बात करें तो 1100 फ्लैट्स वाले इस प्रोजेक्ट ने लुक , ब्रैंडेड फिटिंग्स और इको - फ्रेंडली सुविधाओं ( मेहमानों के लिए बैटरी ऑपरेटेड कार वगैरह ) के दम पर इलाके में अपनी अलग पहचान बनाई है। लिफ्ट की ही बात करें तो खूबसूरती बढ़ाने और खूबसूरती ( ग्रीनरी और लैंडस्केपिंग ) दिखाने के लिए कैप्सूल लिफ्ट लगाए गए हैं। इसी तरह क्लब हाउस में जिम आदि समेत अन्य सुविधाओं के साथ ही बच्चों के खेलने की भी व्यवस्था की गई है।

    दूसरे किसी प्रोजेक्ट में क्लब हाउस अभी चालू नहीं हुआ है। लेकिन कवायद हर जगह बेहतर से बेहतर सुविधा देने की है। पंचशील को ही लें , वेलिंगटन प्रोजेक्ट में जो क्लब हाउस तैयार हो रहा है , उसमें जिम , स्टीम और साउना बाथ , जुकाजी वगैरह की सुविधा तो होगी ही , टेबल टेनिस , बिलियर्ड्स और कार्ड रूम की भी व्यवस्था होगी। सुपरटेक की भी तैयारी करीब - करीब इसी तरह की है।

    चढ़े हैं रेट

    2006-07 में यहां जब काम शुरू हुआ था , तब रेट 14 से 16 सौ रुपये प्रति स्क्वेयर फुट का था। लेकिन जैसे - जैसे प्रोजेक्ट पूरे हुए और लोगों ने आना शुरू किया , कीमतों में भी उछाल आया। यहां पिछले कुछ समय में रेट्स काफी चढ़े हैं। 27-28 सौ से 35 सौ रुपये प्रति वर्ग फुट तक का रेट चला गया है। अगर आप यहां घर खरीदने में इंट्रेस्टेड हैं तो आपको शायद ही प्राइमरी मार्केट में ऑप्शन मिले। मॉडर्न लाइफ स्टाइल के लिहाजा से देखें , तो यहां सभी प्रकार की सुविधाएं हैं। हॉस्पिटल , स्कूल , पुलिस स्टेशन , होटल और कई मॉल फिलहाल बन रहे हैं। रेजिडेंशल कॉंपलेक्स में डिवेलपर जिम , क्लब स्वीमिंग पूल और तरह तरह के खेल की सुविधाएं मुहैया करा रहे हैं। वैशाली और इंदिरापुरम जैसे इलाकों के पास स्थित होने के कारण शॉपिंग की कोई समस्या नहीं है।

    बड़े - बड़े नाम

    क्रॉसिंग्स रिपब्लिक की एक और खासियत यह है कि यहां सुपरटेक , पंचशील और पैरामाउंट ही नहीं , अजनारा , गौड़संस , एसोटेक और महागुन जैसे बड़े नाम हैं। यह टाउनशिप करीब 360 एकड़ में फैला है और यहां करीब 20 हजार फ्लैट्स होंगे। जानकार यहां इन्वेस्टमेंट पर अब भी अच्छे रिटर्न की संभावना बताते हैं। उनकी राय में जब यहां स्कूल , होटल और अस्पताल जैसी बेसिक सुविधाएं ठीक तरह मुहैया हो जाएंगी , तो रेट में भी तेजी आएगी। लोग धीरे - धीरे शिफ्ट हो रहे हैं।

    इलाके के स्थिति की बात करें तो इसकी दूरी रेलवे स्टेशन या एयरपोर्ट वगैरह से उतनी ही है जितनी बाहरी या पूर्वी दिल्ली के कई इलाकों की है। यह नई दिल्ली रेलवे स्टेशन से करीब 25-26 किमी , इंदिरा गांधी इंटरनेशनल एयरपोर्ट से 35-40 किमी और आनंद विहार बस अड्डे से 19-20 किमी है। डिवेलपरों ने अपने कॉम्पलेक्स में रहने वाले निवासियों की सुविधाओं का पूरा ख्याल रखा है। गोल्फ जैसे खेल की सुविधा भी यहां है। एनएच -24 के निकट स्थित होने के कारण कम्युनिकेशन की समस्या भी वैसी नहीं है। इलाके की सड़कों पर जाम की समस्या भले है।

  • You are right....Supetech is building few towers at the back of plot area, Ground + 29.

    Visited crossings today - saw assotech nest project - highly impressed - right from the entrance to the project till the construction quality - we requested the site incharge to let us see one of the flats which is reay for possesion - he told us that you can go to 20th floor a family will be visiting shortly for the possesion and pooja- it took me exact 40 seconds to reach 20th floor - and when we reached final touches were going on before handing over the flat to the owners - spic and span right from the flooring to wall paint, kitchen was neat .....felt superb ...and then I moved to the balconies......wow you feel like a king having a view of his kingdom....breathtaking view of the city .......I think the new culture of plc for the higher floors is justified when you can have that sought of feel with fresh air,breathtaking view and sunshine....perfect for morning and evening tea.....and best part was when we came down from 20th floor the family was there with all there stuff pooja thalis...ladoo...flowers....etc.....felt great .........all the best crossings....

  • CR is actually becoming hot destination for tenants. I have my own flat and for the same I have given advertisement in leading property websites. This resulted in at least 20 calls in last 10 days and 12 of them interested to see the flat. Rates expectations are 9 to 10K Rs all inclusive for 2 BHK. 90% of them who called are working in Noida and in IT industry. Some of them who living presently in Indrapuram told reason of coming to CR is that they are finding problems in coming to office as they have to cross NH-24 and it takes generally 30-40 mins on daily basis. They find CR much better placed in terms of location as they can use Noida extension route to go Greater Noida , Noida Expressway and main Noida with out much trouble.
    Since most of the schools have started their services to CR so the family with kids also preferring CR. Surprising part was I have also got two brokers calls asking if I am interested to sell my flat.

    For critics : I am well aware issue of dumping ground and NH-24 congestion issues but at present seems like CR is getting its due attention from those who value their money.Also those who were putting photos of broken muddy roads of cr , please visit again and upload pics of beautiful golf field , newly constructed roads , ready police station , petrol pump, CNG stations, under construction mall and shopping complex and off course happy families living there.
    1600+ families already living there which is equivalent to 15 full societies of I.P. Extension or Dwarka. Definitely far better then any ghost town.

    Seriously feel sorry for those who sold their flat without seeing better side of CR. I remember one such guy who sold his so called supertech flat and bought somewhere in Faridabad I guess .. and has been very active on CR threads with his word of advises ... never mind .. everyone use their own wisdom to play with their money.

    Genuine persons who sold their CR Flats 6-12 months before or not purchased in CR/RNE during last 15 months now FEELING SORRY & Missed the BUS ;) .... Yes.... Now CR/RNE both has achieved it's Glory where it should be actually. Now most of the public have LOST their interest in Under construction Properties... CR/RNE is fully FREE-HOLD and Near RTM this is a very very big benefit..... And this is just the STARTING.... Aage Aage dekho hota hai kya.... Har AREA ka time aata hai !!!

    Shuru mein humesha doubts hote hain...
    but people who stay invested for long, are the ones who reap benefits..

  • If Shahberi Road has been repaired (as what I have heard), then the connectivity issue of CR stands resolved to a very large extent.

    NE and CR are at equal distance from Noida.

    Those who are waiting to buy property in NE should not wait, when freehold property is available as RTM.

    For tenents also CR should be a better place to live due to its better layout, Golf Course, lower rents and less congestion till now.

    Appears as right time to invest.

    Do check their construction quality before you buy. In the same rate you can get in supertech as well I guess.
