    Around 1,600 families presently residing in CR will be out of their residences to protest the proposed construction of Dumping Ground (DG).

    This will be the best time to interact with the people residing there, understand the pros and cons of the area directly from the residents, ignoring brokers/investors/builders who might due to their own vested interests give biased information.

    Further DG to materialize besides overcoming the green hurdles of National Green Tribunal and Ministry of Environment and Forests, will have to obtain clearances from UP Pollution Control Board and National Human Rights Commission where numerous complaints are lying pending. Further Ministry of HRD and Ministry of Rural Development will eventually come into play since ABES Engineering College, Dundhera and Shahberi Village were there much before construction of DG was contemplated. As far as the residents of CR are concerned I understand that they already have a legal plan ready in the eventuality Ghaziabad Nagar Nigam wins in Supreme Court.

    My Relative has been offered 1270 Sq Ft 2BHK Ground Floor flat in Crossing Infra Pvt Ltd in Resale for 35 lakhs All Inclusive. I request CR members to comment on the price. Also how is the construction quality in Crossing Infra Pvt Ltd. What are issues in this area.

      Builders in crossing republic are quoting 3000-3200 Rs/sqft for their inventries. Depending on the development going in and around township, I think this rate will touch 4000 in dipawali

          Vision behind Crossings

Initially, the project was started by 12 firms and later it became a conglomeration of 32 builders.           Assotech’s Nest is one of the projects in the Crossings Republik, on the main road connecting to NH-24. It is over 8.25 acres adjoining the 150-feet-wide master green belt.

          Sanjiv Srivastava, the managing director of Assotech Ltd, says: “The Nest has brought space inside the houses by putting unparalleled flexibility at the owner’s command. The living room will open up to accommodate a large gathering and all the bedrooms can extend seamlessly into spacious balconies.           Supertech has Supertech Livingston at the Crossings. “The Livingston is over 9 acres, having 1,100 units of 2- and 3BHK apartments. We are committed to provide a luxurious lifestyle with all facilities like ultramodern apartments, a golf course, clubs, swimming pools, shopping malls, daily needs stores, hospitals and a gymnasium. Here construction is in full swing. Most of the residential units are likely to be delivered by this year,” R K Arora, the chairman and managing director of Supertech Ltd, said.

          Mahagun is developing Mahagun Mascot. Amit Jain, the director of Mahagun Pvt Ltd, says: “Mahagun Mascot offers a unique opportunity to enjoy the peace and tranquillity of the surroundings, coupled with the pleasure of living in world-class environs, only 19km from the Delhi border.

            लिंक रोड की 650 मीटर सड़क के निर्माण को मिले 15 करोड़
            क्रासिंग रिपब्लिक की सड़क भी होगी चौड़ी

            गाजियाबाद। तीन माह बाद एनएच-24 से ग्रेटर नोएडा आप सिर्फ 15 मिनट में पहुंच जाएंगे। ग्रेटर नोएडा से एनएच-24 तक आने वाले लिंक रोड के 650 मीटर लंबे हिस्से के निर्माण की बाधा दूर हो गई है।
            इस हिस्से में आने वाले करीब 125 मकानों में रहने वाले लोगों को ग्रेटर नोएडा अथॉरिटी ने प्लाट देने के लिए जीडीए को चिपियाना में चार एकड़ भूमि देने का निर्णय लिया है। साथ ही 650 मीटर सड़क निर्माण के लिए जीडीए को 15 करोड़ रुपये भी मिलेंगे।
            इसके साथ ही क्रासिंग रिपब्लिक
            की मुख्य रोड का भी
            चौड़ीकरण होगा।

            सोमवार को यह फैसला ग्रेटर नोएडा अथॉरिटी के सीईओ और जीडीए उपाध्यक्ष की हुई बैठक में हुआ है। इस फैसले से कई वर्षों से ग्रेटर नोएडा-एनएच-24 लिंक रोड का बंद पड़ा काम पूरा होगा। साथ ही इस लिंक रोड पर जिन लोगों के मकान आ रहे हैं वह भी खुश है। यह लोग लंबे समय से संघर्ष कर रहे थे। इनके विरोध की वजह से ही काम पूरा नहीं हो पा रहा था।
            एनएच 24-ग्रेटर नोएडा लिंक रोड का रोड़ा दूर
            2011 में 17 जनवरी को जीडीए ने सड़क बनाने का काम शुरू किया था। सिद्धार्थ विहार के नागरिकों ने जीडीए पर उजाड़ने का आरोप लगाते हुए विरोध प्रदर्शन शुरू कर दिया। इस पर जीडीए ने पुनर्वास के लिए ग्रेटर नोएडा अथॉरिटी से पांच एकड़ और जमीन की मांग रखी थी।
            जीडीए उपाध्यक्ष ने बताया कि रोड निर्माण की राह में आने वाले करीब 250 लोगों के पुनर्वास की व्यवस्था के लिए ग्रेनो अथॉरिटी चार एकड़ जमीन और 15.70 करोड़ रुपये देने पर राजी हो गई है। जल्द ही पुनर्वास और रोड का निर्माण शुरू किया जाएगा।
            भाजपा नेता यतेंद्र नागर ने बताया कि बीते डेढ़ साल से मुआवजे के लिए धरना जारी था। मुआवजे के पैटर्न के मुताबिक 75 वर्गमीटर तक जमीन के मालिकों को 30 वर्गमीटर और इससे अधिक वालों को 50 वर्गमीटर तक जगह दी जाएगी।

            जाम और लंबी दूरी से छुटकारा
            दरअसल, ग्रेटर नोएडा से गाजियाबाद जाने के लिए लाल कुंआ वाला ही रास्ता है। जैसे ही ग्रेटर नोएडा से गाजियाबाद की सीमा में प्रवेश करते हैं, जाम मिलना शुरू हो जाता है। सड़क भी टूटी हुई है। जैसे ही 80 मीटर चौड़ी सड़क बनेगी, गाजियाबाद एनएच-24 तक जाने में ग्रेटर नोएडा से मात्र 15 मिनट और एक्सटेंशन से पांच मिनट लगेंगे। नोएडा के लोग भी इसका प्रयोग कर सकेंगे।
            03 महीने में बन जाएगी सड़क
            रोड बनने के बाद एनएच-24 से ग्रेटर नोएडा (न्यू हालैंड फैक्ट्री) का सफर मात्र 10 मिनटों में पूरा किया जा सकेगा। इसके अलावा जीडीए की बहरामपुर में आने वाली आवासीय योजना को भी रोड निर्माण के बाद गति मिलेगी। जीडीए उपाध्यक्ष ने सोमवार को बताया कि रोड के अधूरे हिस्से का निर्माण तीन माह में पूरा कर लिया जाएगा। ग्रेटर नोएडा आवागमन करने वाले शहरवासियों को रोड निर्माण से खासी राहत मिलेगी।

            एक नजर में रोड का गणित
            4.5 किलोमीटर लंबी रोड का तीन किलोमीटर हिस्सा ग्रेटर नोएडा अथॉरिटी बना चुकी है।
            1.5 किलोमीटर का हिस्सा जीडीए को बनाना है। इसमें 850 मीटर का हिस्सा जीडीए बना चुका है। बाकी 650 मीटर का हिस्सा बनना है। रोड निर्माण की कुल लागत 51 करोड़ रुपये है। जीडीए और ग्रेटर नोएडा अथॉरिटी आधी-आधी लागत वहन कर रहे हैं। ग्रेनो अथॉरिटी ने रकम के अलावा सात एकड़ जमीन देने का वादा किया था। अथॉरिटी पूर्व में दो एकड़ जमीन और 10 करोड़ रुपये दे चुकी है। सोमवार को बाकी चार एकड़ जमीन और 17.50 करोड़ रुपये देने पर सहमति हुई है। वर्तमान में चार लेन की इस सड़क को ट्रैफिक बढ़ने पर छह लेन तक चौड़ा किया जाएगा।

                Dharna at proposed Dumping Ground on 15th April'12 (Your participation is requested)
                Dear Fellow Residents,

                Greetings of the day !!

                As you may already be aware of the proposed Dumping Ground right in front of our beautiful township across the nallah. Some construction work is already in progress and if at all it becomes a reality, it will be a nightmare for all the residents of entire Crossings Republik township irrespective of their societies. There have been various incidences in the past when we came together and observed a Dharna at the said site., however as there were very little residents staying all across, the representation obviously was not that impactful. But today the situation is entirely different. Now there are more than 1600 families staying in the township and that by any means is a HUGE NUMBER.

                To demand a clean ambiance and surroundings, fresh air to breath, an atmosphere free of diseases, a place where we could live with peace and pride, Team CROMA has decided to organise a Dharna on the proposed site on 15th April (Sunday) at 9 AM. It is now or never situation as until we come out and raise our concerns together, we will not be heard and expecting any justice would be a mere day-dreaming. Let's come out in large numbers with our better halves too. Let this day, purely because of the participation from a never such large group, be heard loud and clear by the civic bodies, town planning authorities, administrative bodies and all the authorities concerned with this.

                We shall gather at the main Glass Gate, Crossings Republik on 15th April, 2012 at 9 AM. Procession will start with "Nare Baaji" from Crossings Infrastructure Office at Glass Gate. Then we will march from Glass Gate to NH-24. We will try to call all media channels and news paper about construction activity despite matter pending in supreme court.

                Request : All of you would have few of your friends / relatives / colleagues / acquaintances
                who may have bought a flat in Crossings Republik but have not shifted still, if you
                can inform them and ask them to be a part of this demonstration in the mutual
                interest, it will be great.

                  Realtors believe that improvement in connectivity, resolving electricity and water issues and proper waste-management practices in Crossings Republic, an area on NH-24, will lure more customers to this locality.

                  Also, a serious concern is the poor waste-management practice which the government needs to address. The government should move the garbage dump to some far-flung area where it would not affect residents. The narrow NH-24 is another problem that results in inconvenience.

                  As per data, the capital value of multistorey apartments ranges from Rs 2,200 to 2,500 per sq ft depending on the area, location, age of the property, developer, typology and other attributes of the property. The locality has seen a rise of 3% in values in the October to December period, compared to the July to September period.

                  The expected demand during the festive season did not happen as people started looking at Noida and Greater Noida over Ghaziabad. The success of the Formula 1 event in Noida may have something to do with this, some experts believe.

                  Property owners in Crossings Republik believe that if construction at the projects will be completed according to plan, Crossings will be a self-sufficient place to live, in the next two years. It is an affordable locality for rentals and being one of the largest townships in India, benefits of living here include proximity to facilities like good schools, colleges in neighbouring Noida, and Greater Noida.

                  Realtors also believe that there is a potential in the growth of this area. Pushpraj Sharma of Wealth Plus Realty Pvt Ltd says that most of the builders, including Saviour Builders, have started construction of projects here. "By the time possession starts, facilities like clubs, malls, schools and hospitals will be rolled out here," he said.

                  Other positive factors driving demand in Crossings Republik are a pollution-free environment with open spaces and wide, open roads. Dheeraj Singh of Realty One Services says, "Considering the proximity to Noida, IGI airport, road and rail terminals, government offices and commercial complexes, Crossings Republik is a haven for people who want to settle in the NCR or are looking for an investment option in real estate."

                    I don't think dumping yard will come in this area see the Ghaziabad Master plan 2021 issued by GDA (follow link - the proposed land is shown as residential area............

                      4000 seems to be on higher side ...IMHO rates here will follow the rates of Noida extension (once it opens)
