I am starting this new tread since a number of projects in CR are approaching the final 6 months of completion. Mahagaun recently paid penalty cheques to all the owners in Mascot for any delay .

Dumping ground issue is out of Dundaheda now and this has come in several news papers now .
NH 24 widening is sanctioned and tender is floated.Does any one have any thing to add .

I am an owner in Mahagun mascot project and am an end user. Would like to see a useful flow in information in this thread for the benefit of all .

    i saw today's episode of prop guru on cnbc awaaz. one guy asked some Qs abt DG issue in CR. the expert suggested that DG if it comes in CR will be v bad for health and also for home appliances. he suggested either to increase budget and invest in noida or better go for RNE and GN.

    I think this DG issue is not yet resolved. some people in this thread also said that work on DG is in progress.

  • crossing republik is junk ;) .. better to invest in indirapuram best place in Gaziabad. flats are really cheap o-O .. 1.5 crore for 5 bhk flat ( 4200 sqft)

  • I dont understand why people has so much confusion about cr... i have been reading this forum fr past one month ..some of the member who keep on finding negativity about crossings republik have never visited cr before but stil giving there perception which is not at al required by end users like us.. we end users are mature enough to finalise a deal i personally dont need any advisers, becoz every person has his/her requirements, so let him/her decide.. and plz dont even compare CR with RNE , NE. NE which is in dilemma for the past one year and RNE which has drawn attention only after NE issue.. otherwise nobody used to have a glance at it. Agents , builders they al wanna make money thats it nothing else, once they have sold the property its over. then they try to fetch money from other areas thats what happening in delhi-ncr.. MONEY IS FLOWING like anything but i am nt bothered . I JUST NEED A PLACE TO LIVE "A HOME SWEET HOME". CR no doubt is a better choice in 2012.. coz noida xpressway, and main noida is out of reach. CR has everything wich is required to live a happy life.... it has dual connectivity , though they have some issues but will be resolved in upcoming years, NH24 to delhi wich is straight no left right turn.. cruze your vehicle after 2 years when nh24 will be ammended.As far as DG is concerned, Some days back a broker called me regarding a property in crossings republik.. i deliberately asked him about the dumping ground issue. he said " its going to come but a foreign company is involved in making this dumping ground, and this DG will be a closed type rather than a usually open type DG". so no health hazards n all. CROSSINGS REPUBLIK is a very good option for middle class families.. and i am a proud owner :D

  • In my opinion if the acceptability of the area has to be judged, one of the visibile measures could be if one can see a flourishing market there or near by which caters to daily needs.

    Absence of such a market but high prices of property will indicate speculation and visa versa will indicate less occupancy.

    The sooner the markets appear the sooner it is conveyed that the particular area has arrived. Markets are big magnets that pull people of adjoining areas to them bringing faster development.

    I have tried to inquire about the wonderfully located commercial on the ground floor of Panchsheel Wellington in my earlier posts but yet to receive any clear feedback.

    Hi All,

    Don't be confuse with any post and negative comments in this thread first visit yourself and decide yourself. I have purchased flat in Crossing for me and my brother in different societies. Until last year I was repenting for my decision to buy flats in Crossing but from 1-2 months I have no doubt that place has changed a lot and will become a happening place in next 1-2 years.
    * CR is better than congested Indrapurum.
    * As a whole CR is looking far better that any place in Noida tell me where is whole Noida you have pedestrian path across societies, I have seen it in Delhi in I.P extension where I am currently staying . I am impressed that in CR builder in constructing this across all societies.
    * Secondly after Nh-24 widening (may be it is after 2-3 year) CR approachability will be as good as sectors in Noida and Expressway.
    * For people working in 5x and 6x sectors CR will good place at affordable price better than Expressway
    * People who are saying that CR is surrounded with villages than can he answer which place in India is not. He should know that Villages are everywhere and Societies are developed/developed over villagers land. In delhi also every good places are surrounded by villages. This is not bad thing its even good which make living less costly and you get your maid and man power cheap. I have experienced it in while living in I.P. Extension Delhi. In CR Societies have 3 layer of security hence no issues of security
    * Regarding prices, I talked to builders and broker and prices have increased they are in range 2650-3000 (p.s.f) + other charges
    * Also why people so concern about appreciation, if you are end user just make sure that place is great for living whatever it cost after 5-10 years. This will be only matter of concern for investors.

    * Last but not the least I am shifting from CR next month and I am excited to make this place ever more good.

    Hi friends ,
    My first hand account of my visit today afternoon to CR -

    - I went to CR via sec 62 - Sai Mandir - Left to NE - Sahberi to CR. The NE road is very good and very wide and when I took the left to CR via Sahberi village , it was great . The road though narrow is newly laid and was a wonderful commute.
    - CR , all internal roads are newly laid and was a joy to drive inside.
    - The occupancy seems to have gone up and I was there to check my flat in Mascot , the occupancy in Mahagun Mascot as per the maintenance folks seems to crossed 300 families.
    - The Galleria shopping compex seemed to have all daily needs shops in place , up and running
    - The golf course and the lake looked very nice while driving through,nicely done ..

    On the way back , took the NH24 route , the road from CR to NH-24 is also newly laid now and helped the traffic flow.

    Nh-24 is where is starts to hurt ..ofcourse this needs to be changed and the sooner the better for this lovely township to get it's true worth.

    Without a doubt in my mind , this place has all credentials to boom ..and is seeing action alreayd in the past 6 months. Checked with a broker and as per him , the price of 3200-3500 by year end won't surprise a lot of ppl . The day the underpasses work will start on NH-24 , as per him 500 psf spike will come the same very day ...

    It's an end user paradise and now starting to look good for investors too ..CR seems to have arrived ...

  • Thanks Abhay.. I really like your word "Saddist people" . Some individuals who lost the opportunities has the habit to criticize for what they couldn't get.

    In 4 years we got our flat in price range of approx 30 lakhs, where in NCR you will get a decent flat?

    Someone criticsized about density, we all know the status of Indirapuram, esp the road in front of Shipra mall..

    What about sector-137? in 5 years it will be more denser then any place and that too one can buy flat in a price band of 5 K as of today.

    I own a flat in paramount Symphony, and very happy to see the overall progress of our crossing,
