I am starting this new tread since a number of projects in CR are approaching the final 6 months of completion. Mahagaun recently paid penalty cheques to all the owners in Mascot for any delay .

Dumping ground issue is out of Dundaheda now and this has come in several news papers now .
NH 24 widening is sanctioned and tender is floated.Does any one have any thing to add .

I am an owner in Mahagun mascot project and am an end user. Would like to see a useful flow in information in this thread for the benefit of all .

  • and Metro to Noida Extension is not even on cards. I have friends at Delhi Metro and what they say is Delhi Metro is not even thinking at this point about a metro to NE. Anything before 7 years ahead would be a surprise for me.

    yeah true .. and even Greater Noida (main) metro not gonna happen any time soon.. mark my words :)

    max to max they will take metro till sector 62 Noida in the near future

    2 Habib's Saloon have opened in last 10 days..one at Panchsheel & one at Galleria.

    According to the forthcoming issue of PropIndex, Jul-Sep 2014 quarter, rental values in Crossings Republik saw a rise of 4 per cent while Raj Nagar Extension, on the other hand, saw a drop of 3 per cent. Raj Nagar Extension also dropped one position in the list of the preferred localities for sale where it was replaced by Crossings Republik in the current quarter.

    “If we compare both the localities, Crossings Republik has good access to commercial areas yet away from the hustle and bustle of Delhi. The locality has a well established infrastructure wherein everything is available in the vicinity. Quick and close proximity to Delhi NCR also makes the area a preferred location to rent or buy,” says Ajay Kumar, director, Experts Real Estate Solutions.

    Kumar continues, “Another major reason for the increasing popularity of Crossings Republic is that the area is located along the National Highway 24 (NH 24) which makes it easily accessible from the IT companies and offices located in Delhi, Noida and Gurgaon. Demand for rental properties is mostly from the IT professionals working in Delhi NCR. NRIs, mostly from Saudi Arabia, are also buying property for investment in the area”.

    As per the data with Magicbricks, a 2BHK unit in Crossings Republik is available on a monthly rent of Rs 10,000-12,000 with sizes varying from 1200-1600 sq ft, while a 3BHK is available for rent between Rs 12,000-16,000 per month.

    “Crossings Republik in Ghaziabad started picking up in the market due to its strong physical and infrastructure development. As compared to Indirapuram, Crossings Republik is equally developed and offers apartments for rent at a much lower rate,” says Nishant Kumar, consultant, Ashiana Estate.

    Inspite of the fact that Raj Nagar Extension offers affordable homes to the middle class end-users, the area is still witnessing low demand for sale and rent. “The locality is 7-8 km away from NH 24 with poor connectivity. If coming from Noida or Delhi, one needs to travel a lot inside the area in order to actually reach Raj Nagar Extension Township,” adds Nishant.

    He further continues, “The land on which Raj Nagar Extension township project is developed has no limits and is currently also being extended, which somewhere brings up a failure in security and overall management”.

    Lower rental value of Raj Nagar Extension might have become a reason for traction among rent seekers, but high rental values in Crossings Republik may be a better option owing to reasons such as high security, good connectivity and well-managed gated communities, which is the basic requirement of every potential property seeker.

    Not a fair comparison, CR is far ahead of RNE. RNE is not that much populated so far and no comparison is required, as CR has its own features(Even CR need not to be compared with GNW), CR occupants are enjoying their life, same would be with RNE, thats it.
