I am starting this new tread since a number of projects in CR are approaching the final 6 months of completion. Mahagaun recently paid penalty cheques to all the owners in Mascot for any delay .

Dumping ground issue is out of Dundaheda now and this has come in several news papers now .
NH 24 widening is sanctioned and tender is floated.Does any one have any thing to add .

I am an owner in Mahagun mascot project and am an end user. Would like to see a useful flow in information in this thread for the benefit of all .

    Rate seems to be ok.
    Gold Coast are basically new towers in GH7.
    GH7 is good for elderly as it has got good central Park. Many doctors reside in Gh7 which is an advantage.
    Stray dogs inside GH7 is a problem.
    Appreciation is directly proportional to widening of Nh24.

    I am confused with 3 properties. Please suggest which is the best option to go for:

    1. Gold Coast 10+ floor, Park facing, 1200 sq ft. , furnished, 45L
    2. Paramount 20+ floor, 1295 sq ft., furnished, 45L
    3. Panchsheel 9 Floor, 1150 sq. ft., semi-furnished, 42L

    As end user, what will be the best choice?

    Just take a weekend and visit the target societies with family.

    Its like tea or coffee............ I prefer tea :-)

    Have been there thrice already, twice with family.
    We prefer tea and coffee both based on our moods :P

  • I am staying in panchsheel wellington from last 1.5 years....my observation...

    pros- excellent maintenance, clean society, good gentry, swimming & gym fully operational, underground parking, near to markets and bang opp golf course
    cons- costly maintenance (2.5psf), clubhouse is very costly for small functions, No RWA, little congested (esp 2bhk towers)

    Why I am keeping my answers conservative as most of of the good societies are comparable and have its own pro and cons. I just don't want to be biased.

    In panchsheel loading is very less. Construction is above average. Right sized neither too big or small. Neat looks.

    Paramount is good but bit small and feels congested. Had issues related higher floors pls check before taking a plunge.

    GH7 is bit too big to be maintained properly. Lot of commercial activities inside so lot of outside people roaming around. Ongoing conflict between AOA and builders.

    I am not sure you will get a 3BHK > 1500sqf within 50 lacs in a decent society. Anyway look for any distress sale.

    Panchsheel max size is 1700sqft 3bhk and it would be approx 60-62 L.

  • Location wise Panchsheel is best i guess....The entrance to Panchsheel is not from NH24 which still looks like remote.

    Panchsheel is surrounded by govindpuram and some other village but not remote like mahagun puram or others on the nh24 stretch.

    I have no idea about the society bust just have idea of the location.
