Hi All,

I am looking for your guidance related to builders Floors in Indirapuram, vaishali and other good localities of ghaziabad...

In my budget of Max. 30L and requirement of 2BHK ...

1) what are the area which i can opt for
2) whether to go for builder floor or not
3) what are the good buiders
4) what should i look upto while i am looking for buider floor ...

    Im getting it in a range of 36-45L ...

    Are the flats built just above an office (builder etc) ok?

    Im getting a good deal for 36 L.. 2BHK corner plot front facing 800sqft in GK ...

    Crazy Price for 800 SF Builder Floor, how much builder is taking extra for ROOF RIGHT.... Try to negotiate it up to 30 Lac Total..... in 30 Lac it will be extremely great deal, in 33 Lac fine deal, in 36 Lac costly deal.

    I have been looking for a good flat for the last 2-3 weeks in Gyan Khand ..

    Im unable to find a good flat (front side,2nd floor with roof rights & decent area 800sft) for less thn 36L in GK... (after negotiation)..

    agar 36 ka indirapuram mein he lena hai toh u will get a 800 sq ft flat with 2 bhk in east or west delhi itself. u will get in delhi for abt 40 lakhs + registry charges of 50000 so total being abt 40.5
    in indirapuram u will get for 36 + registry charges of abt 3-4 lakhs which makes it 40 lakhs. difference being in such a budget u will get flat in narrow road in delhi. but then delhi is anyday better than ghaziabad.
    meanwhile, broker is quoting u atleast 15-20% extra. saurabh is right.
    my cousin bought a 1250 sq ft 2nd floor 3 bhk in gyan khand 3 months back (when the market was hot) for 36 lakhs

    Regarding the indirapuram flat bought by your bro.. are you sure it was a front side flat & not back side ... Im getting flats for 30L also in GK2, 800sft but back side or 1st floor/upper ground floor...

    Looks like its difficult to get a flat on 2nd floor in such a budget...

    Number de do aapne knowing agent ka iss person ko, jo dila de 1250 SF 3BHK in 36 Lac mai, he will helped a lot....... as for rates yes Aag lage hui hai rates mai har taraf.... even in Shalimar Garden Ghaziabad No NEW 2 BHK builder floor is available in less than 30 lac with 800 SF Covered Area.... and NEW 3 BHK in 1050 SF covered area are from 45-48 Lac and good booking is going on even at this rate..... in Shalimar Garden GZB area now new Builders are providing Ganga Jal Pipe Line, IGL Gas Pipe Line , KENT RO , Luminous Inverter , Lift in 3 floor building..... builder are proving LIFT in new builder floors ;) it just indicate where rates are going on.... see picture of new builder floor where few month before builder was selling 3BHK in 45 Lac... now in his new same building he is selling in 48-50 Lac... all booked in 45 Lac in his this current building, new building just in front of it...

    Shalimar Garden is just 2 KM far from Dilshad Garden Delhi Metro Station.... or only 4-5 KM far form Vivek Vihar / Karkarduma , Anand Vihar DELHI Area... In all of these Delhi area Land Rates are 5Lac PSY & Builder Floors in these Delhi Area are from 1-2 Caror or more....

    And BTW Indirapuram is 2 times better location then Shalimar Garden due to more close from Noida-62 hence I don't think that good Builder Floors in fine location will be there cheap in IP now. Rates in New Builder Floors are revising after every 3 month in whole GZB.

    1) is sumone realy buying at these prices or r they just for display ? if sumone is buying doesnt he/she think tht how r the rates increasing every month n is he justified buying.

    2) is this gud for the RE market if rates r rising 10% every 2 months by just 1 deal or sumtimes without any deal. doesnt it imply that a big vacuum is being created.
    in which other place of the world have rates ever risen at this rate ?

    Ruchika , belv me ... just go n visit IP, waha buyers bheer laga ke khare hote hain builder ke office mein .. just visit Mahalaxmi builder thr(one of the reputed one)

    Also .. i have been look for a flat for the last 2-3 weeks .. everytime i hear that one of the flat i saw the last time is now alreayd booked..

    So there are buyers and that too at 'this' rate

    Bhai... not good for investment.. no body know where Price will go or where price will STOP.... remember in these area 95% public are purchasing as an END USER and they do not bother for Rate Appreciation at all... Really.... I know several person here who has taken 2BHK Builder Floor 6 years before in 6 lac (I also have 2 builder floors here)... and most of public say ab to puri Jindgi yahe katne hai :D.... Flats are not for investments its for SELF LIVING , and at least in GZB mostly END USER purchase.... For them Rate vare to bhala, na bare to bhala, they do not bother.

  • Fact is that builder floors have great value who have tight budget, want to live in already developed area with quick possession time and save on account of monthly maintenance charges.

    Absolutely correct Saurbh. builder floors are primarily for end users whoso not bother about appreciation.
