  • You may get a Builder Floor in Vaishali . 2BHK may be available in many sectors at around 32lac. But all sectors are not equally good. Sec 2 is the best just because of its location, as it has 7 malls surrounding it, and it is the closest to all the roads incl NH24.

Also look for the SEcond Floor with roof rights as, GDA might permit third floor in Vaishali. So the people having roof rights can sell the floor and earn or build another floor on their own.

    Your Choice.

But Power situation in Vaishali, and in whole of Ghaziabad is very poor. Though NOIDA is also not good wrt power situation.

  • Infact in 32 lakh you can easily get 3 BHK in IP. not sure of Vaishali, but IP yes.....
only problem there is of electricity, for which you can always have invertors or generators.....
you will get semi furnished with modular kitchen, wardrobes, lights and fans...so that is additional.

  • You can get around 1100-1200 sq ft in IP.
You should go for Shakti Khand 4 or Gyan Khand 1. SK4 is near to Shipra Mall and DPS where GK1 is near to Vaishali and metro station
Appreciation wise also I think GK1 should be better being near to Metro

In terms of location, i would suggest Niti Khand. Best in IP.

I suggest that you spend few days roaming within Vaishali/ IP, get a feel of the area, see some floors (most under construction floors have sign boards hanging with contact numbers). Do not try to arrive at some decision based on knowledge here.

Check 99acres, maakan etc. to know pricing trends of floors.

  • This information even I won't be able to provide, but when I was looking for the Builder floors in that area, I saw atleast 20-25 floors. What I could infer was quality wise more or less all the builders were same.....
There are few issues that you can never say will happen or not...like seepage, blockage in pipes etc, whci can happen with anyone and infact I have seen this in Societies flats also...
Although it is based on personal choice but I would suggest few things...
1.) Go for builder floor which is single on each floor instead of Builder
flat which are around 4 on each floor.
2.) 2nd floor is better option as far as light, air and roof rights are
concerned. These may be 1 lakh expensive but are worth it.
3.) Most important...don't go by what area Agent or builder is quoting.
Take a measuring tape with you and measure the sizes of rooms,
kitchen etc. This will take 5 min but will give you exact idea about the
loading. This is possible in builder floor as they might not be completed
but atleast structure is there, so u can measure the sizes.

    All the best.

Yes....Talk directly with builders..if you avoid agents, you will save at least 50-70K.

Parking is a big problem in floors. Go for a floor which is located on wide road.

  • Builder's Floor and Flats are illigal construction

I would like to inform all purchasers that Floors or Flats constructed on small plots like 100 sq. yards or even three hundred sq. yards are not approved by G D A and an action any time can be intiated for sealing of such kind of properties. If u wants more detail u can contact me 9810916008:bab (3):

If these are not approved then how come reputed banks are providing home loan on the same ??
Do you mean it is without any legal/technical verification??

  • It is only private banks providing the loans that too LIC and HDFC in that area.
What builders do is that they get the approvals from GDA but donot construct as per that plan....and after construction is done they pay the penalty of around 12-15 lakhs.....by doing this the plan is approved but still not approved.

Initially they get approval for 3 flats i.e. 1 flat per floor but they construct in total 11 flats...so paying even 15 lakh as penalty is nothing for them....

My suggestion never go for builder floor/flat...I am telling this with my experience.

Thousands of families are living in floors in Delhi, Indirapuram, Vaishali etc. They have their own plus and minus.

Big plus are feeling like staying in a kothi, independent living, no maintenance charges, comparative cheap rates and above all see before you buy.

One can always verify actual construction with approved plan before purchase. I heard that land in GDA area is freehold and selling of floors is legal also.

    Important-proper due diligence is required.

    Hi guys,

I'm urgently loooking to buy a 80-100 sq. yard 1 or 2 BHK at Vaishali. Checked 99acres.com and contacted couple of dealers. They are quoting 20-22 Lacs for 2BHK including parking (not sure if its on road or dedicated). Is planning to visit there personally next week.

    My requirement is -
    1. Floor should me ready-to-move and good quality (semi-furnished preferable)
    2. Dedicated parking space for 1 car
    3. Minimal water/electricity problem
    4. Basic ammenities like grocessy shops, chemists, stores, auto/rickshaw/bus etc. should be within 1 km distance.
    5. Other facilities like schools, clinics/hospitals, metro etc. should be nearby.

Any kind of help is highly appreciated.

    Thanks...
