    please suggest whether the prices in vaishali will increase after metro. what should be psf rate of society flat like supertech, gateway, gaur heigh in vaishali. how are living conditions in vaishali

    The proposed metro link between Noida and Ghaziabad and the Taj Expressway connecting Noida to Agra, construction of expressways, Delhi-Mumbai Industrial Corridor and Dedicated Freight Corridor, development of SEZs, etc. are also expected to have significant impact on economy of NCR.

      METRO BOOST TO VAISHALI


      Vaishali grows on the back of Metro connectivity and accessibility


      Vaishali has come a long way in terms of real estate development.The factors favouring growth and attracting buyers are the social and the physical infrastructural development of the region, undertaken during the Commonwealth Games in 2010, the extended Metro track and close proximity to Delhi and Noida.


      As property prices spiral in Delhi, and Indirapuram and Kaushambi get crowded, people are moving towards Vaishali.


      This locality is emerging as a popular destination for the middle-class buyer. Innumerable residential projects have mushroomed here in the last few years. Developers like Amrapali Group, Ashiana Housing Ltd, Gaursons India Limited, Mahagun (India) Pvt Ltd, DesignArch, Ramprastha Group and Supertech Ltd have launched various projects in this area.


      The prevailing values in this locality vary from Rs 4,200-4,500 per sq ft depending on the location, the builder, residential typology and other attributes of the property. Service class end users prefer highrise apartments over builder floors due to facilities like parking, power backup, 24-hour water supply, security, among other factors.


      Uday Singh of Singh Associates says: "Vaishali has grown as a residential hub in the last five years. The extension of Delhi Metro will further help in the growth of real estate in the area. With the Metro connectivity, the real estate values are also expected to increase." Singh says that the prevailing rental value for a 2BHK is Rs 10,000-12,000 per month while for a 3BHK, it is approximately Rs 14,000-16,000 per month. Along with the residential growth, there is also an increase in the commercial activity in the area. Vaishali has malls like Ansal Plaza, Shopprix Mall, Mahagun Metro Mall, Angle Mall, Bikaner and Haldiram, which are very popular and attract huge footfalls. S P Tiwari of Global Estate, commenting on the connectivity of the place, says that Vaishali benefits as it is near a Metro station making the ISBT and Anand Vihar within reach. Also, the place has a Maruti showroom, an immensely popular eatery, Bikaner Wala, and schools, hotels and hospitals in the vicinity.


      Vaishali has gradually become a coveted destination in Ghaziabad for residential and commercial purposes. "The Metro connectivity started only last month, has added to its charm. Vaishali boasts of some of the best malls of the NCR. Values of properties, commercial and residential, are bound to increase by at least 50% in the next two years," Tiwari says.

        Property prices appreciated by nearly 20-30 % in Vaishali after the Metro line came into the area.

        Sumit Khanna,the chairman and managing director of Unimexx Builders and Developers (P) Ltd,says: "Metro connectivity always leads to a rise in real estate values,as seen in the Delhi NCR.Prospective investors,who are lining up to buy into the property market here,habitually enquire about the distance of a property from the Metro line.


        The Metro line in Vaishali and Kaushambi has enormously facilitated residents,who now use it to escape the traffic of the NCR.Also,it helps that values here are not as high when compared to localities in Delhi,Noida and Ghaziabad."


        Praveen Jain,the director of Angel Promoters,says,"Compared to 2008,real estate values here have escalated appreciably after the introduction of the Metro line.The prime residential areas near the Metro line have benefited enormously.Moreover,the number of queries for residential properties is also very high in these areas.In areas like Indirapuram and Kaushambi,capital and rental values have also shot up owning to the Metro."

        A YEAR BEFORE,RATES IN GOOD SOCIETIES AT BETTER LOCATIONS IN VAISHALI WERE QUOTING AT RS 3,500-4,000 PER SQ FT.NOW,AFTER THE METRO LINE CAME INTO THE AREA,PROPERTY RATES HAVE GONE UP TO RS 4,500 PER SQ FT,EVEN TOUCHING RS 5,000 PER SQ FT,IN POSH SOCIETIES NEAR THE VAISHALI METRO STATION.

          Dear Friends

          I own a 2 BHK 1060 sq ft flat in Gaur Ganga which I brought originally from Gaursons that fateful day when every flat in the project was sold off in 1 day.

          In about 5.5 years the rate has more than doubled so I am sitting pretty on a reasonable ~ 15-16% compounded increase year on year

          What are the members opinions - are there further triggers for price increase here now that the Metro is established or should I look at selling this off

          I do get 12.5 k rent expected to go upto 15 k plus maintenance. This along with the tax saving on interest almost pays for the flat

          Would appreciate any thoughts here
