      As per 21st march: (which I am not aware of)
      So, BSP for 5th floor is: 2662/-sqft
      + additional charges 130
      Total = 2792/-psft AI except registry & service tax.
      Total AI price = 2792 * 1190 = 33,22,480/- except registry & service tax.

      As per 15th March: (website)
      BSP for 5th floor is: 2447/-sqft

      Total = 2577/-psft AI except registry & service tax.
      Total AI price = 2577 * 1190 = 30,66,630/- except registry & service tax.

      Percentage increase = (2792-2577)/2577 * 100 = 8.34%

      I'm still trying to find out from you if you negotiated???and how much discount did you get???
      Dear Victor Ji and Saurabh Ji, Your Calculation for the 21 March is spot on.

      The Total comes out to be 33,22,800, (Before negotiation)
      Now the Issue is that as per various factors (Location , Direction of entrance) i am having only one or two options to choose from in Block E for 1190 Category.(Flats left is minimal)

      When i did negotiation they came to some figure of approx 32 L.(31.7)

      I will renegotiate and at what final price will u consider it a fair deal?

        Maximum 29 Lac (All Inclusive) other than Registry & Service TAX is FINE in FLEXI Plan for 1190 SF 3BHK. Not more than that.

          Looks like, the price trajectory of RNE is moving like Dwarka's.
          Metro news will bring another spike in prices for sure.

            See, there is a rule I always suggest.
            There is a scope of atleast 8-10% discount on the listed price.
            Now, since the builder has just increased rates, they may give you more discount...aim for 15-20% discount, see how much you get...

              Dear Saurabh Ji, From an End User Perspective U think this rate is still manageable?

              Actually Metro will be super good News for RNE. Also I think there are a lot of Projects which are in conception stage and they will also get sold at much higher Psqf rate.

              I cant book one in them because they might have possession dates in 2015 or More.

              So Rates will keep increasing Guys. Pls advise that considering next year possession if i renegotiate will it become a fair deal at 30-31 L?

                Thanks for that. I will try my best for that amount.

                But i know Builder will say that they can reduce more for non Park facing 1190 flats that are left in Block E. But i was more interested in the only 2 left on Central Park facing side.

                  10% discount = 29,90,520/-
                  13% discount = 28,90,836/-

                  If you can manage 13% discount, nothing like it.
                  Aim for 15-20%, I'm sure you'll end up getting a good deal, as per present scenario.

                  But, I will still suggest to look for other developers, and see if you can get a good deal somewhere else.
                  And please, do it quickly, coz rates, as you would have known by now, are incresing very very rapidly.

                    If METRO (STILL IF) Work STARTED then you can not believe what will be future price rise in RNE.... See Neharpar FDB NOW...... What Metro Train can do, I can feel is 100%...one of my 2BHK Builder Floor of SMG Appreciated more than 4 Times in last 7 Year.... and other more than 2 Times in Last 4 Year... RENTAL INCOME/SAVING EXTRA..... Only one special thing there in SMG is Dilshad Garden Metro Station is only 3 KM far.... And RNE has so many special things so I am very +ive for RNE (IF Mohan Nagar METRO STARTED), because Mohan Nagar will also be just 3 KM , 3 Minutes far from RNE. Same Line of Dilshad Garden will go till Mohan Nagar and then SMG will be just 1 KM far from NEW Upcoming Metro Station

                      Dear Victor Ji, CR builder is very confident now with maximum flats sold in Block E and i dont think he will come down by 15%
                      on 32 L to finally at 27.2 L.

                      I will consider it a miracle if he gives me the 29 L quoted by Saurabh ji.
