    if i am not agree of any point of term and condition. then they return 10% amount without deduction.

      It took me nearly 2 months, from date of giving token money, to the day I received disbursement cheque from bank.

      Not really sure, if you'll be given the entire amount, without deduction.
      For clarity, its best to ask a sample builder-buyer agreement letter, and see if it fulfills your criteria.

        Typical example of a good Negotiation:

        You go to see the sample flat of a builder:

        You: whats the total cost?
        Builder: It will cost you 2500 All inclusive.
        You: What? Thats too expensive. We have just started looking for flats, tell me the last price you can offer.
        And then I will analyze in the end (after looking all the flats), if it makes sense going with you.
        Builder: Ok, for you only, I will give you 2400 All Inclusive.
        Builder: whats your number?
        You: my number is x-y-z.
        You: Ok. Thanks. Bye.

        You go home and in 2-3 days, builder will call you:
        Builder: Hello Sir, so what have you thought?
        You: Property was fine, but price you quoted was too high. Others are offering better deal then you. So I cant go with the deal.
        Builder: Hmm. I've spoken with the manager, If you book it in next 10 days, we can give you in 2300 All inclusive.
        You: ok. I'll talk to my family members and get back to you.

        After 4-5 days, builder again calls you:
        Builder: Hello Sir, so what have you thought now??
        You: I've spoken to my family members, but we still think that price quoted to me is quite high. Thats the only thing thats restricting me to go ahead.
        Builder: Sir, only for you, this is the best ever price that we have offered to anyone. Its 2200 All Inclusive.
        You: Ok I'll get back to you again.

        After 4-5 days, you dont receive a call, you still wait for another few days. And you still dont receive any call.
        Then you call the builder:
        You: Hello xyz, I'm ready with the deal of 2200 All Inclusive. Come over, and I'll give you the cheque.

        Thats a typical example I used to negotiate my deal in Classic Residency.
        I'll be very happy, if this helps any of you.

          can u tell me availability of 920 sqft in cr in any block less 11 fF.
          i asked cr guy they told me only on 11-12 F available. or u have some formation.

          if u have pls share with me

              I don't think Builders return this 10% Booking Amount (as per my POV) if a Loan Application Fails. So I think We should take confirmation in some form by showing all Individual details
              Like Individual Paying Slips
              Other Job Confirmations
              ITR Returns Etc.

              to the concerned Bank !!

              Guys I am new so this is as per my Knowledge.

                Actually, it depends upon your payment plan.
                If it says: 5% at the time of possession, then its:

                5% + registry charges.

                Service tax, you have to pay with each instalment to the builder.

                    Has any body taken Loan from AXIS Bank for buying Apartment?

                    HDFC Bank is charging money for pre paying loan amount within 3 Years of
                    disbursement.

                    Is there any specific Bank you guys want to recommend?

                    Pls throw some light on other hidden aspects of LOANs which to keep
                    in Mind?

                      I've taken loan from HDFC.
                      Processing fees will cost you around Rs. 11,030/-
                      Process was pretty smooth.
                      I will recommend HDFC, because I had good experience, + I had done lot of research about this, and HDFC has been a clear winner.

                      No idea about AXIS bank.

                      Try spending time on:
                      Real Estate Home Loans, Relocation, Vaastu Shastra - Indian Real Estate Forum - www.indianrealestateforum.com

                      and, you'll get a fair idea, where you should go..
