    Small Plots upto 150 SY in GN / Bhiwari / Kundli .....

    Juice from Society Flats has been extracted during last 18 months hence now ROI will just little bit more then Inflation/FD in society flats, however if GZB Metro Phase-2 MOU Really signed (at this time it's still pending in UP Cabinet Approval ) then you can get little bit more ROI in RNE flats.....

    Other options, as per few members you can get in Paras NEway-137 in 4200-4400 AI Resale Rate, Look good rate..... If you try hard then in Cloud-9 indirapuram you can get 4100 PSF AI Rate in Resale (cheapest in IP), good option as clound-9 is just 1.5 KM far from Noida-62 & exactly 500 meter far from DPS IP (proposed metro station of Noida to IP Line) ..... Jaypee Kosmos is also offering very good rate in same range and work progress is good.

      Last week , I have purchased in resale 1195 sqft ( area is ~1230 sqft) RTM flat at 1st floor ..park facing..the deal was closed 32 lacs AI ( everything... covered car parking , maintenance for 2 yrs , power back up etc..) ...Only need to do registry..


      Guys...Is that ok ? or is it higher side ?

        You have taken very good price in RESALE for 1195 SF 2BHK... at this time this is not easy to take any 2BHK of this size Less then this price in RNE.... Classic Residency is little bit cheap in Resale mainly due to 300 Meter inside of Main RNE Eway but for End Users it also save around 2-3 Lac of amount (which is not small)... Otherwise at main RNE Eway Real RTM 2BHK Flats are ~3000 PSF in Resale, Lesser the flat size more costly it is in PSF rate.

          Really impressive one- 2678 AI RTM on First floor and park facing with 2 years maintenance charge.

            Yes, ~2700 PSF Resale Rate is GOOD for END UESR at this time in RNE... Hidden charges in Classic Residency is already not too much (or NIL) & they are quite fair into it hence this is not a big issue like some others ....

            There is a reason why Classic Resale rate is around 300 PSF less then other RNE societies mainly because of 300 Meter inside RNE Eway... and yes It's Make a difference if Builder is NEW. Classic will get resale rates like other RNE Eway Societies once 45 Meter 6 Lane road connected from Gaur Society to VVIP Society and merge with RNE-Eway because after that Classic (at this time not at Main Highway) issue get solved.....

              Definitely its now under priced as compared to others.but really its best one if we see the quality and construction level despite of new one.

                I am also looking for a 3 BHK Flat in CR in RNE in the budget of 30-31 lakhs...Can you please advise the dealer / broker name and number which helped you crack this deal?

                Also do you have any idea when is the 45 ft. road contruction work going to be started?

                  You can directly go to the site instead of any broker. You can get a deal at 31. If you still need there number i can provide you.

                    Dear Saurabh
                    As Per website update of classic residency Ph-1, Structure was completed on 15.7.2010( Construction as on 15.07.2010 in 12/15 month). It means builder had accumulated more than 80% payment. Let me know when they gave possession for A-D tower or it is still pending.

                      Possession of C & D was given last year.... Possession of B has been given recently, A is due in next few months.....

                      At this time around 100 Families are living in Classic....
