    Any delivery risk with downpayment plan?

    How much capital appreciation do you see in 1.5 to 2 years, i.e. sell before delivery/registration?

    How much rent can one expect for a 2BHK?

  • Venky-From returns perspective(~12% yoy) like all new locations one has to wait for 5-7 yrs but for self use this is a great opportunity and i have always been very positive about CR since i saw the township last yr in june.

    Rental value after possession for 2Bhk wud be 6-10K depending upon the interiors and building quality.

    Real value will come once people start living there.

    Gaur is good builder , no issue in Gaur Global village. One of my good friend already have purchased 1275 PSF 2BHK in Gaur Global village and will get possession in next few month.

    As for delay, all builder delay their project at least by 1 years and this society Gaur Global village also has been delayed by 1.5 years for 4 years back booked buyers. But again want to let you know as 99% builder delay project at least by 12 to 15 months hence not a big issue for Gaur Global village.

    Due to no public school and few other issues rent in CR will be around 6000 to 7000 PM for 2BHK as per my own guess, but still if you compare it with total capital value of 25 Lac then it is not bad and still quite more than GN same capital value.

    If your only moto is Investment & rent then you can also check RNE area of Ghaziabad because Infrastructure developing there is very good , 2 different confirmed metro lines also proposed there and in DPR stages. Around 1000 public already have started to live in RNE. Almost every big public school with in 0-5 KM reach from there. And due to Raj Nagar & Meerut Road big industrial area just 2 KM far from RNE the rental income will also be as good as CR but capital value to invest will be little bit less. I like both area of GZB in different points of views but I suggest all members that before making any final deal at least visit CR , RNE both areas of affordable category. Best of Luck.

  • I am getting global village 13th floor possesion in 1 month on downpayment.

    I am also getting 2nd floor on immediate downpayment, but possession after about one year, i.e structure is complete but not plastering etc not yet finished.

    Which is better?

    Go for 2nd floor, In North India Lower floors will always have better Rent or Resale Value / Good Returns / Lots of end users whenever your will sale. Do not miss it because such lower flats vacant just for few weeks due to unapproval of bank loans on individual basic so if you are getting lower floors catch it ASAP before it has been booked by others.

    Hi All,

    I am new to this forum, but I must admit I found this forum to be very beneficial.

    I am confused between 2 projects.....Gaur Global Village in CR with 1295 sqft (2bhk+Study) at 3rd floor and Parkwood Westend in Gurgaon Sec 92 with 1200 sqft at 4th floor. Total price of both the options are almost the same (33 Lacs). I am puzzeled in 2 things: Builder vs Location

    Location wise Parkwood is better as its in Guraon. But builder wise not sure as there were some issues in this project and they have started their construction recently.

    I would be really grateful if you can suggest me which one should I go for - both as investment purpose and as end user purpose....

    If we analyze the scenario from last 5 years then Gurgaon Sec-92 will give more return then CR. But in RE its all luck, if proposed NH-24 express way work really started then I am sure CR will give more better returns. Due to NE disputes now its sure that rate in NE will increase at least by 30% after dispute goes end in 1-2 years hence it will also benefit CR , RNE , NH-24 , IP , Noida rates for sure.

    As per my POV better to invest in Gurgaon Sec-92 , Gurgaon is giving high ROI in NCR from last few years.

  • Price you quoted for 1295 in Gaur Global Village is quite high. I am not sure if price has indeed increased in CR due to NE trouble or not. But 2 months back, I was getting 1050 Sqft flat on 5th floor in Gaur Global Village for 21 lacs all inclusive.
