Need your advice for flat in Ghaziabad or Noida

    Oops, forgot to mention i still haven't got a clear picture of the location details on ground which i shall be working on in the next few days... blame the heat.
    But it took me approx 30 min to reach RNE from Anand Vihar. But during peak hours there is a bottleneck created at hindon bridge.

      4. Gulmohar grarden is asking for one time payment of IFMS (maintanence charges) altogether in which i do not concur with the builder.

      In addition to the above please shed some light on any other pertinent aspects.

      Quality wise SVP Group is best in RNE, I think at this time you can not get in more lower rates as you mentioned. RTM rates of Classic residency is little bit cheaper because they have included EDC & Module Kitchen charges with in the BSP rate. I think you should also make a visit to Classic residency because however their rates are little bit less but quality is still good in RTM. Because I have also purchased one flat in Classic residency hence know its Manager very well.

      You can also try Ajanara Grace , Ajanara Integrity , SG but again all of them will be of same or more rates as you mentioned. Best of luck for your search..

        I did pay a visit to classic residency also and frankly speaking was happy with what i say. However, it was already past 7 pm hence everyone had left i could not discuss the rates. I am planning to inspect ajnara, sg signature and river heights tomorrow. Will alos check with classic for intricacies..

          30 Min from Anand Vihar Dehi Metro to any RNE society is not bad at this time. In future RNE itself will have best infrastructure because 2 new Hindon Bridges are under construction after that you can reach RNE to Anand Vihar in 20 Minutes flat any time. NH 58 itself becoming wide to 8 land. All of this will be finished in 1 years max. Check below Infra work Near RNE or for RNE which will finished in 1 year MAX. At this time Anand Vihar is Apprx. 16 KM from RNE which will reduce to 12 KM after new Hindon Bridges, same or less distances for Vaishali Metro , Noida 62 , Dilshad Garden Metro stations after new flyover.

            i concur with your recommendations, however, what is the probability of further price escalation in RNE in view of the developments taking place in NE and GN.Do you foresee a further increase?

                RNE is a good market and is appreciating continuously, launching rates in RNE was 1450 PSF in DP (after discount) 3 years before. And you have taken the view of latest rates in RNE already.

                Due to NE dispute RNE will definitely appreciate more. NE will take at least 1.5 Years from now to pick up again.

                As for GN. Till date during last 4-5 years GN only give negative returns in flats , in future what will happen no body can predict but GN is also a good area.

                  No electricity problem in any society of RNE area, all society providing 100% power backup. My 3 friends already living in Rivers Height in RNE as per him there is a fix power cut of 4-5 hours from GDA during that period society generator provide 100% power backup.

                    UPPCL has sanctioned 5000 kW for KDP and River heights society in RNE. Not sure about other societies. But a power substation is yet to come up.

                      hello
                      visited raj nagar ext this saturday.the area surely lives up to its reputation and is coming up quite nicely.have zeroed on 3 projects which suit my requirement of possession in 3-4 years.
                      the projects are
                      MAIA developers
                      KM residency
                      SG Indigo
                      can anybody suggest something about these projects (credentials, GDA approved etc) or if someone has booked in these projects then what is the actual fair rate.
