    Yes, traffic jams is a issue for CR at NH-24 but PMO/NHAI has proposed expressway from Akshardham to Meerut, and this time as PMO is involved hence most probably work can be start from Nov 2011. later on CR residence can also use the infrastructure developed for NE. Infrastructure is not a problem in RNE because in RNE one of the best NCR infrastructure is being developed for sure.


    I am talking about internal roads and the road connecting NH-24 to NE in front of CR . How difficult for a resident of CR to reach NH-24 or NE area. I am sure it will take at least 1hr at peak time when you wish to move hapur side because there in zero possibility for a flyover at CR crossing.

    5 years is a long term and we have seen how many things can change in 5 years these days. One good expressway and a whole lot changes around it. If the Delhi Meerut Expressway even gets started , you will see a whole new perspective coming up along NH-24 . We need to understand what goes on in an end user's mind . He doesnt want appreciation as much as peace of mind that his money wont get into a hot spot. This is precisely what is triggering a rush for CR / RNE due to the situation in NE .

    CR /RNE may not be any competion to Noida Eway / 7 X for now , but as I said , the tender gets passed and one pillar comes up for the expressway ..and a mad rush will start for Nh-24 . Even from an investor's perspective , this is a huge trigger for NH-24 townships including Indirapuram / CR etc.

    Good infrastructure will help all ,lets hope Govt stays committed and actually starts work by Nov as is coming in media so far.

    No problem, I have lots of my friend in NE booked and understand everything. I never want NE dispute take time to solve and actually NE price rise will benefit every area in longer run. Discussion never be stretched at once, it started expended reply by reply otherwise from last 2 month I never write anything more about RNE / CR in Noida forum because itself GZB forum is full of lots of RNE queries every day. For me all NCR areas are good where public is purchasing and living.

    I am observing the rates of CR area from last few months, as I was planning to buy a house in Noida/Gajayiabaad. I checked 30th July pricess for CR on 99 Acre , and they are same in 1900 to 2200 PSF range. This news is being spread buy builders, and just an example of Bahti Ganga men haath Dhona. This news was obviously a paid news, having statements of only builders and dealers. Builder ke site pe likh dene se waise bhi kuch nahi hota, real deal kitne men ho rahi hai ye matter karta hai.   • There are many and many factor that decides price of a particular flat. There can be substantial difference in price of a similar size flat in the same building, depending on facing, interior decoration, up keep and sometime, just colors.

    99acres, online forum, hear say are just indication. Go to the actual market seriously then only you will come to know exact price.

    There are many many cartoon characters who will claim cheap rate... ask them to get one for you and see the funny side of those cartoons. I had seen many of those irritating people... the most irritating one are those, who will tell you immediately after your purchase that they had so many similar flats at 30% discounted price than your recent purchase. I once confronted one such funny guys to show me one .. immediately after one of my buy. The guy never expected that I would be so serious to buy a second one so immediately ... and started all funny excuses!!

    A very simple thing in life, listen to everyone but khud ka saman baja baja ke lena.

    Well said Saurabh / onda bhai ...aslee cheez kee parakh bhee sahee jagah par hee hotee hai ...99 acre are all just indicators and nothing more ..
    Prices in CR all inclusive have started exceeding 2400 - 2700 psf now depending on the builder ,floor , location of flat , RTM status etc .
    CR has all kinds of builders , small players like Balaji , Arihant , Proview , Savior etc to big names in NCR like Mahagun , Assotech , Supertech , Gaur , Prateek and Ajnara etc ... Prices can completely vary as mentioned above ..so the best advise would be to actually speak to the builder at the site and get the real sense ...do a hard bargain ..but only that will be the actual price on the ground..

Main manta hun ki aise site pe koi bhi kuch bhi daal sakta hai , but I am not talking aboout 1-2 posting, I am talking aboput majority of postings. And by the way How is NE crash suppose to increase CR pices ? Lets take worst case scanrio , that no deal happens in Noida authrity and farmers, and Court goes in favor of farmers. In this case majaority of NE builders will go bankrupt, and there are few common builders in NE and CR . CR is yet not 100% RTM society, To adhi bani society ke rate badhenge ki ghatenge? CR ki NH-24 ke alawa jo dusri road aati hai wo to Patwari ganw se hi aati hai, Agar us road me issue hua to rate badhege ki ghatenge ?
    Ek taraf to long bol rahe hain ki CR will use NE infrstructre, and dusri taraf bolte hain ki NE crash se CR ke rate badhenge :)

    this is interesting :) Mahagun is planning to increase the rates of Mascot project in CR and Mahagunpuram from tomorrow. It seems the increase is from tomorrow based on some email traffic I saw on the yahoogroup I am registered to for Mahagun. Kind of expected since other builders have already raised the prices...
