  • Bhai, under construction vs ready to move. You yourself in property business :)

    Prateek edifice delivery date expected to be Dec 2017 which means you cannot live till 2018. Also around Rs14,000 /month maintenance expected for 2050sqft apartment :(

    I would rather refer your own comments about Prateek stylome for Edifice :)

  • Also I just did some searches on property sites to check asking prices and realized Saya delievered house prices are from Rs85-98lakh and under construction Edifice 1.08-1.27crore.

    So you taking higher value of Saya with lower value of Edifice :) that too Edifice rate of when it was under litigation :)

    But can say one thing...location of Edifice is 100times better than Saya if one can afford living there with bare minimum walkable distance markets and far from your family/relatives. Prateek will have something of their own for grocery. Maintenance is expected to be upward of 15k per month just to live there.

    how many middle class families can afford Rs15k per month maintenance?

    Correct, Litigation is over for NOIDA Sector 107

    Undoubtedly All projects of Sector 107 are best located in entire region.
    Sector 107 has best layout : one side Dadri road, two side 45 mtr widroad and the main attraction is 75 mtr wide main bisector road between sector 107 and 47.

    IMO: SHARANAM of Sector 107 is best value for project nowdays... 2 BHK 65 lacs 2.5 BHK 75 Lacs

    After 20 years from now, NOIDA's newly built hi-rise sectors will be worse than this. Please compare equals, distance wise, cost wise and age-wise. Do not compare the incomparable. Vaishali is very congested but very near to transport facilities, markets, hospitals and all public utilities. You will get everything you need for your home at a walking distance at a reasonable price in Vaishali. Every area has plus and minus. Chill friends.

    This Parivahan Apartment Vasundhara Ghazibad was built by senior management officials of DTC when Anand Vihar DTC depot opened and it is 18 year old construction and the construction quality is so superb.. But today its open for sale to any one means DTC employment is not compulsory now..
    which is impossible..1000% impossible for any builder to deliver in noida with the complete scam game since inception of the era after 2009........

    Concern is price range, 4/3/2 BHK Flats ranging 1.25 cr to 65 lacs is too much If you have that much of spare money, no issue, but after getting a home loan (Considering 20% DP, not considering black component), these flats are "axe on feet". There are newly built areas in Noida and other regions having better options, sabji bhaaji to kahi bhi mil jaayegi when people start living there.

    Still people Buying at these rates in IP/Vaishali/Vasundhara??? Why?

    May be they feel life is bit easy in these areas etc etc...

    Market price is the result of equilibrium and the real judge of this dilemma that which one is better at what price ...

    before 2009 Noida was 1.25 to 1.5 time high than IP/Vaishali/Vasundhara but in last 6-7 years this equation reversed in favor of IP/Vaishali/Vasundhara ?? I am asking to you Why? do you have the answer? I would like to read your words please write and write khul ke not in precise ki maal 40 lacs ka hai, write in detail ki kyun 40 lacs ka hai?

    This dilemma has no direction, we are just sharing our opinions although market is moving in its own way.
