  • Comparing a big city noida to Indirapuram is illogical. We are talking about India's best planned city Noida to a small 3-4sector size area.

    Also comparing TGB meghdutam, ats village with IP :) Fyi...almost all people on iref here in ghaziabad/noida forum cannot afford or will not take apartment in TGB (including myself). 10k+ /sqft. Ambience tiverten..are you serious? :)

    Indirapuram and Vaishali area is purely for middle class people who work close by, sector62, 63, Delhi area. Also last 10-12 year built societies are better than what you pay for new societies anywhwre. This is my personal view as you get more carpet area (for similar per sqft rate) and less maintenance. These are more important for middle class buyers. If you can afford Ambience tiverten..you probably not reading it or really require lemon juice to get rid of hangover from Friday party at work :)

    I just bought apartment in Noida after going over almost every new and old decent societies. if monthly expenses are imp and office is close by then IP, vaishali area is good.

    Those who are advocating NOIDA are deviating from Basic grounds of comparison and not comparing Equals, specially in terms of Budget and Carpet area so the comparison beome direction less..

    JM aroma sec 75 1325 sqft 3 bhk . Park club pool near metro just 65 lac.

    Same rate 1 bedroom & 325 sqft extra. Same loading of bothflats.

  • Add 3.5-5lakh TM charges. Add 1k per month for gym charges, add 3000-5000 per month maintenance charges. 1lakh+ extra possession charges if under construction.

    Bhai aap bech rahe ho and Maine khareeda hai. Just too much fraud in new apartment.

  • Also for end users, broker will always push you for new under construction or recent construction society in Noida as commission is 5%-8%. If you buying old construction, broker get just 1-1.5% commission total. For 60lakh property we talking about 60k-1.2lakh vs 3-5lakh.

    Another headache for brokers. Old societies prices are known and stablized. So no room for 5lakh+ profit. Max 1% commission from both sides and that too people negotiate. In new construction, investor bought it for 30-40lakh only. Convince seller..market bad. Make 25lakh profit and exit . Now find buyer and sell him for 60-65lakh. You basically pay broker the difference and this money is being taken as cash so no bank loan.

    If it's direct builder deal then broker gets straight 5-8% profit.

    Call any broker in Noida and ask for suggestion of good apartment. 99% brokers aka property consultants will suggest you some random new apartment where they are getting good commission. Pick number from 99 acres and give it a try :)

    2 bhk 2015 65 lac now 55 lac , no takers. Dealers open their offices in noida, noida ext., RNE.
    50% + inventory in UC projects of Vaishali/ indirapuram.

    Can you suggest some option with same carpet area in Noida for 50lakh. Let's say 1000sqft carpet area in 50lakh in Noida in ready to move?
