To meet the increased demand for housing and provide better infrastructure including roads, power, water, sanitation, the Ghaziabad Development Authority (GDA) has approved two Hi-Tech City projects in the city. One project has been taken up by Uppal Chadha Hi-Tech Developers, while the other is by Suncity Hi-Tech Pvt Ltd. A number of private townships are also coming up in the area. After Crossing Republik, which was launched by a group of seven developers, Ansal API has also launched Aquapolis.

In the other townships like Crossings Republik and Aquapolis also, developers have accepted the terms and condition to develop the projects of the international standard. Crossings Republik is being developed by seven builders like Assotech, Supertech, Gaur Sons and Mahagun, among others, on 300 acres of land on NH-24.The project has already been launched and substantial portion, developers claim, have already been sold.The current rate of apartment in the area is around Rs 1,800 per sq ft.

Both Uppal Chadha and Suncity have signed MOUs with the Ghaziabad Authority. Subsequently, in consultation with GDA, about 1500 acre of land belonging to the villages of Dasna, Kajipura, Bayana, Naiphal, Duryai, Shahpur Bamheta and Mehrauli. GDA has already received the detailed project report (DPR) from both the developers and is in the process of finalising them. As per the policy, the private builders are authorised to purchase land directly from the farmers and in case the developers fail to procure the same, for any reason, GDA would act as a facilitator and help the developers acquire the land.

Both the developers had already deposited the required amount for the land to be acquired and work on the Hi-Tech Cities was in full swing. The company has deposited nearly Rs 250 crore with the GDA to execute the project. In the terms and condition of giving approval. the authority has clearly said that the proposed High-Tech city will comprise of self-system townships, low density population, pollution free transport system and well defined land use matching the international standards of density.

The developer will have to provide facilities like 100% power backup, purified drinking water, wide roads, ample parking space, scientific disposal of solid waste, recreational facilities, world-class communication system and wi-fi connectivity throughout the city.
