  • Role of Media in Promotion of Property

I am starting this thread because today I am hurt after seeing a programme in TV. The programme started with positive signs in Noida Extn. Big brokrage firms like Investor clinic & one more gave positive feedbacks. They showed that Prices are increasing in NE, and people are buying in NE now very happily. Till now there was no problem at all.

But after that what they showed was shocking to me. They showed that in RNE builders are doing fraud & they are selling their projects in pre-launch & trying to loot the public. They even named the particular project of KDP Ethos & showed the boards of all major projects of RNE in this context like KW Srishti, Raj Nagar Residency, VVIP etc. Even they countered the Mr. KK Goyal ( chairman of KDP & president of RNE builders association ). It seemed that Mr. Goyal was giving clerifications of his situation. At the end of programme it was said that in pre-launch buyers can be benefitted but they have to be cautious.

I think pre launch properties are sold all over India, even in Noida/Noida Extn. Then why only RNE was framed for this & that too immediately after they showed that NE is improving a lot. This cannot be coincidence. My reading is that this programme was deliberatly affected by NE Builders ( or even sponsored ). This programme was on Leading National TV Channel.

What you Guys say about this ?

Re : Role of Media in Promotion of Property

Media is fully SOLD OUT, all know it very well ..... NE Builders are doing their best to start selling but now they know its not easy.... as per sources still just 20% inventory of NE was booked till date and 80% inventory is left in NE..... NE Builders know is very well that RNE is biggest competitor in NCR of them as RNE is providing maximum rate appreciation & more facility at much affordable rates.....

Just analyze which other new upcoming location has every public need with in 4 KM radius including India's TOP 10 schools like DPS GZB (Highest All India Topper during last 10 years including TOP MOST 1st Ranks in CBSE & IIT), Every Gov Offices & Companies like SAIL , ITC just 0-4 KM far, 25,000 job of Hindon Airport (Biggest Army Airport of Asia) just 4 KM far from RNE..... RNE is best at it's rate and now public has started to feel it very well....

So as RNE is biggest competitor now hence all will use Paid Media to make NE promote with money to Media News for selling their latest 3.5 Lac new flat inventory (after increasing new FAR).... and for doing this they have to degrade RNE.....

But.... ye India ki public hai ye sab jante hai.... Any person who just visit RNE 1 time and then make just 1 visit to NE/NP 1 time can analyze 100% situation perfectly of every area....

Other NCR Location like NP / N-Eway / Noida 7x / GGN 82+ ..... was launched more than 2 years before RNE but at this time RNE is Perfectly Livable area in less time and with more than 1000 Families living but still other previously launched NCR ares can not even think to make livable very soon......

But saurabh Ji problem yeh hei ki aise programme dekh kar jo 1st time visit karne ki soch rehe honge RNE mein woh kuch refrain ho sakte hei & ultimately some loss to a good area as well as public & this all Due To Misleading Media

        Mohanji,

We all know RNE gained big time in the last 6-9 months due NE fiasco.
It is all builder lobby which exists in segments. A lot of potential budget NE buyers moved to RNE and this is just a paid media flick to get those buyer sentiments back.

LoL.... Daro Mat.... RNE do not have as much new Inventory as NE has.... in RNE best thing is that it has Inventory of maximum 25-35K Flats open at a time..... Because all builders can not purchase land from farmers at once.... Land in RNE also costly now hence in RNE New Flats inventory will always be much Low and will take more than 10 years to SOLD all land or RNE by farmers to builders.....

RNE do not need lots of Buyers as NE Builders need.... There is 10 times different in between 35K (in RNE at one time) and 3.5 Lac (NE at this time) NEW INVENTORY to SOLD.

Nothing to worry for RNE at all.... Its a Different location... Lots of Meerut / Delhi person also purchasing a lot in RNE....... Till date RNE is not a Over Supply area at all.....

After all everyone needs money... Paisa khao and kuch bhi dikhao... Indian media is irresponsible, political parties driven.

NDTV, Aajtak, Star news are bike hue channels

Re : Role of Media in Promotion of Property

It's a very good topic. Unfortunately the topic is in GZB and hence we are not getting many views. Move this thread to Noida section and we can have much better discussion.

              There are many factors

              1. Ho many times the programme is repeated? If same propaganda goes for longer time then there will be effect. Otherwise, it is just vested interest, not much generic effect.

              2. Now look at the people who get affected by this kind of TV or News items. Generally Sharmaji/Mishraji kind of people (a typical service class middle class people, who still has lot of faith on media). If the news goes viral in internet then NRIs and IT folks.

              3. Unfortunately or fortunately, those affected groups are not a major chunk of the buyers. Rest of the people are clever enough to read between the lines.

So like any stock advice on TV, ignore all those TV programs ... they are their to make money, this way or that way.

                1. I have seen this programme three times i.e. saturday night, sunday morning & then again on sunday evening.
                2. I also think that sharma ji/Mishra ji kind of people must have been affected but not Mr. NRI or Mr. IT
                3. Lets pray that people are not hypnotised with such news.

My POV is not this that RNE will be doom or NE will be boom. But why Media does this on national TV channel, such blunders then where we will have faith?

Not even Television, print media is also biased. Pickup any news paper, be it TOI, HT or any other paper, in property section, you will find properties for only Noida extension, Greater noida and nowadays they are incashing on F1. even their editorials are biased, which only talks about these localities giving impression that end user has gained their faith.. but reality is different
