I am keen on booing in a week's time in any under const property for investment purpose .. Tried SCC Sapphire it seems in budget ... but yet not bankable !!

any idea what is the reaosn!!

  • The carpet are of the flat is much lesser as compare of others ... its merely 525 in 885sq ft flat. Its even lesser than SCC heights 850sq ft flat ... hummmmm

  • Carpet area depends upon lots of factors, permissible FAR by authority, size of lobby, size of club house etc. Old projects were approved with lesser FAR, lesser tower height. Comparing new projects with old projects would not be fair idea. Newer projects i assume all have nearly same carpet area.
    Positives that i can see for SCC sapphire are:

    - one of very few newly launched projects that are GDA approved( infact I should say only one,I didnt came across any other new launch which got GDA approval)
    - main sector road already developed in front of SCC Sapphire. This is issue with many projects that sector road is still not clear.
    - work started.
    - one can get more choices of floor/location as this is comparatively recently launched. In other GDA approved projects , choices available are really limited.
    - builder looks to have good intention, worked on previous project at very good pace.

    This is just my observation during my last 2-3 visits to RNE.

  • Many brokers say this project is not approved or under scanner..

    I am intrested to invest in this project ... but not sure so far about approvals...but amount seems less in SCC sapphire .. I can handle it over three years without bank funding.

    Pls advise !!!

  • The rates being offered here is nearly 2300 psf AI but the societies whose posession is within 1 year or 1.5 yrs, they are avlb nearly 2500 psf. See which you feel better, if you want to invest go for sphire else U know..........

    Thanks .. is 2500 is All Inclusive or BSP only?

    could u pls tell what societies are offering 2500 price and at what floor??

  • 2500 is AI rates except maintenance charges, registry & taxes. Societies are Officer city, Satya villa de, fortune residency, star rameshwaram, ghauranda, balmukanda & even VVIP. If you bargain high, you can get even lower and in these societies work is 50% done.

    Out of the above societies, VVIP and balmukanda are first time builders.

  • I tried in KW sristhi and they didnt go beyond 2800 AI.. except service tax n registry with ..

    I can minus PLCs worth 150 even than it comes around 2650AI.

    2500 PSF rate (All Inclusive) in near RTM means.... 800 SF 2BHK can be get in 20 Lac... or 900 SF 2BHK can be found in 22.5 Lac (All Inclusive)... Looks not possible..... 2500 SF rate may be possible for 1400+ SF bigger Size Flats after good negotiation.... however such rate may be found in any RESALE.... TRY

    2500 PSF rate in Star Rameshwaram... Looks it will be TOP MOST Floor....

    As for Officer city this is of MR Proview Group, better to avoid this... All other are fine....

    Saurabhji, Rs.2500/- psf is rate of Rameshwaram on 10th floor 1039 size, in Satya Villa I am getting Rs.2480 psf AI phase I 1026 size on 8th floor, in Officer city I I am getting 1041 26.5 lakhs 8th floor & in Balmukanda I am getting AI 26 lakhs for 1065 size on 8th floor.

  • Rohitshakti I cracked a deal at CR 10th floor much higher than ur quoted rates .. 920 for 24L AI. I really dont know, what is happening .. Could u pls share the number of ur broker .. as my frind is lookig for investment in the area.

    If you can get at this rate then Rameshwaram will be good option at 2500 PSF for 10th floor, Mohan Nagar Metro is near about final now and Star Rameshwaram will be exactly 4 KM far (traffic free) from Mohan Nagar Metro bia Pentoon or Karhera Bridge....... 2nd good one is Satya Villa.....

    Avoid Officer city-I due to its builder MR Proview....

    Balmukanda just started the work hence will take several years in possession.

  • balmukunda has already got about 45% progress in construction and it is a small society with 200 odd flats? It is likely to completed latest by december 2013. please see the photos of construction on GOWO website
