I am new member of this forum and was thinking of buying a flat in "Gulmohar Residency, Indirapuram".

Before buying I need feedback from the esteemed members of this forum. Your inputs will be valuable for me

  • Visited last Sunday but could not make out much on the layout.Bit confusing.The JMD person whom I met was reluctant for site visit to phase II.He was sort of hiding information that few more towers might come in phase I . Few posts suggested SVP is a better group which I can safely assume.For 1290 2 BHK 2050 BSP rate was quoted to me.Total cost approx 31L.

  • Sharma ji... Are u sure u hv visited Gulmohar Residency only ? As far as i know they dont have any floor plan of 1290 sq ft ... the floor plans they have is of 1255, 1350, 1510 and 1660 sq ft...

    Also when Cloud 9 and Angel Mercury by its side are being sold at around 2800 - 3200 psf ..its surprising that SVP GR is still being sold 2050 and still not able to convince the investors/end users ? Is there something not good about SVP GR ? I mean this BSP at IP doesnt sound bad at all.. when people are willing to book at RNE anything near the same price...

    Rajni ... whats the price u hv been quoted by SVP GR ?

    Saurabh bhai... ur views on SVP GR ?

  • Gulmohar Residency 2050 PSF at Indirapuram. There is a mistake dear. Not possible. Gulmohar people delay their each & every project atleast for 2 years. Past projects tell this. They dont care about customers after sales till posession.

  • Definitely there seems to be a mistake...a rate of 2050 at IP sounds very unrealistic...

    Sharma Jee, has got confused between Gulmohar Garden and Golmohar Residency.....The GG is their RNE project, and GR is their IP Project. The rates quoted by Sharma Jee is for GG RNE ie. 2050.

    Sharma Jee: Aapka shak sahi hai.....GG is building 2 more towers in Phase 1, 1 tower is for 2 BHK, and 2nd tower is for 3 BHK.

    Aapne agar reply nahi kiya hota to aaj shaam tak GR ke paas itni queries jaati calls se aur visitors se ke SVP wale samajh nahi patey ye ekdum se kya hogaya ek hi din mein..

    Sharma ji aaj poora GR bikwa dete ek hi din mein :-)

  • My sincere apology to all for creating bit of unrest among members. Probably RNE got stuck in mind . By the way it proved beneficial for rajni_sir who got much awaited replies from members.

    but ab agar indirapuram ke price girte hain aaj se u know whoz the culprit :-)

    Thanks for your reply.The Gulmohar Residency guys are quoting the base price of 3100. I am getting a 2BHK + study for close to 44 lakhs (includes PLC).

    I just thought of getting feedback from any forum members who has knowledge about builder or who has bought flat in this society

    Rajni_Sir, as suggested by other members in the forum, SVP is one of the biggest Infra companies based out of Gzb. They have completed more than dozen projects in Gzb, which are successfully running all over.
    However I see two biggest drawbacks in all of their projects:
    1: Delaying the possession by 2-3 years is very usual for them. None of their projects have been ever delivered before 5 years.

    2: Very pathetic after sales and customer services.

    However I must say their layouts are very good, and spacious, but again due to poor maintenance after giving possession all of their projects are in bad state.

    I would suggest please visit some of their projects in IP and Old Gzb yourself, and then decide.

    People who have booked flat in SVP's Gulmohar Residency in Indirapuram, please express your views about the speed of construction, construction quality and other issues. Also get to know each other as the end users might be "GOOD" neighbors:) some day.
