Dear Friends

I have been searching for a 3/4 BHK society apartment for living (not investing;)). My areas of interest and preference are in the following order - Vaishali >> Indirapuram (then other areas like noida or vasundhara). Here's whats important to me -

1. A budget of 1.2 at max (inclusive of regn / brokerage etc). Cant go more.
2. New construction (RTM) or RTM in 1-1.5 years (atleast, structure ready)
3. Open spaces - some green area in vicinity or in society. Club etc all secondary. Near market preferred.
4. Atleast one room gets 3-4 hr+ of direct sunlight (other rooms should be naturally well lit)

Here's what I have found and am terribly confused on price and locality.. help will be greatly appreciated!:bab (42):

1. Zen Spire - 1700 sqft - 10th floor - broker - 1.05Cr - resale
2. ATS Advantage - 1685 sqft - many options - 1.02Cr - resale (2 parking inclusive)
3. Apex Florus - 1873 sqft - many options - 1.04Cr - direct buy

I am not able to decide, while I want to stick to a place near Vaishali metro, but ATS construction etc looks very awesome. Plsss help friends!

  • Suddenly I saw a rise in the demand of rtm flats in IP Vaishali ;) Am I the only one noticing it. :D

  • And its interesting to see similar prices in vasundhara/ip/vaishali as well. that is why its very confusing!

  • ATS Has good construction and gentry. I would say go for it. The other two options are not as good when compared to ATS. If you are comfortable in resale you can also consider Ashiana properties behind Shanti gopal hospital. These have low density, excellent quality. Or Says Zenith near CISF camp (though not very sure of Saya's quality).

  • You can consider Olive County.. I can tell you b cos I stay there It's one of the best society.. extremely low density with big central Park and upmarket social club.. Visit the society n decide.. It should come within your budget..

    Hi! Thanks for revert.

    I visited ATS with broker. I am getting quote of 1.1 Cr in the Windsor facing side, for 1685 sqft. I think its highly overpriced. Anything around 1 Cr would have been very good.

    I visited Saya Z as well. Quality is good I will say. Price almost same as ATS - builder giving @6200/sqft all inclusive. I am hoping to get a better price in resale market.

    Your original post mentions several options in 1 Cr for ATS. Why not go with one of these... what is so special about this 1.1 Cr unit?

  • IPLaxminagar has become a real traffic bhasad. Chaos everywhere. No respite in near future and in case metro extension is done till IP then that would be a last nail in the coffin of IPLAXMINAGAR traffic. Poor situation.
