  • Govt looking at de-congesting roads on Gurgaon, Ghaziabad routes

    NEW DELHI, JUNE 27:
    The Ministry of Road Transport and Highways has said it is looking at various options to de-congest routes on national highways going towards Gurgaon and Ghaziabad.

    “We are thinking of more ways than one to de-congest the Gurgaon and Ghaziabad routes on the national highways,” the Union Minister of Road Transport and Highwys, Dr C.P. Joshi said.

    The Ministry, in a recent meeting, reviewed the various bottlenecks hampering the progress of highways in the country and may find solutions for the same soon, he said.

    When asked about re-location of the present Gurgaon toll plaza, a Road Ministry official said, meanwhile, “No such decision has been taken, it is an operational project, various issues were discussed and this was one of them.”

    According to reports, the Ministry is considering a proposal to shift the toll plaza from its current location so as to de-congest the route towards Manesar.

    The proposal to construct a 29 km elevated corridor on National Highway 24 from the Delhi border to Dasna in Uttar Pardesh was also discussed in the meeting.

    The country has a highway network of over 71,000 km and the Government plans to award 9,500 km of highway projects this fiscal.

    National Highways Authority of India (NHAI) is likely to invite bids for the Eastern Peripheral Expressway (EPE) soon and it is likely to be part of the 9,500 km projects.

    EPE envisages to provide signal-free connectivity between Ghaziabad and Faridabad, and Gautam Budh Nagar (Greater NOIDA) and Palwal.

    A complementary Western Peripheral Expressway (WPE) also connects Kundli to Palwal via Manesar in Haryana.

    The Road Ministry has awarded close to 8,000 km of highway projects in 2011-12.

  • Effect of noida extension openinng on rne

    Dear all,

    After the news that noida extensin is goin to open up again with NCERPB approval in place i think that majority share of investor will shift towards NE.

    Do you think RNE will be as Prospective and lucrative as it was when NOIDA EXTENSION WAS CLOSED due to agitations.
    All are requested to pls share your views as i think that current rates in rne are way high by around 500 rs psf.

    nothing is going to happen to rates in RNE. and yeah, rates are driven by market forces, so there is nothing wrong with the rates of RNE. NE may be open but when it will be liveable. moreover, due to inflation and high input cost, NE is going to be in the range of 3200-3500 for new buyers. So, where does it take RNE, in my view, higher. I in fact expect, rates to be higher in next 2-3 months by another 500 sqft for reasons of free hold, RTM or near ready to move. the area will be absolutely liveable after another 2-3 years whereas NE will at least take 4-5 years to be liveable. Moreover, most ofthe buyers in RNE are end users.

  • RNE prices are not artificially boosted. It is increasing at a rate of 12 to 15 % per annum from last 3 years.
    While in noida , gurgaon Financers artificially boost price of flats.

    Moreover there are some cases in noida extention which are pendind in HONR. supreme court So situation of Noida Extention is not clear.
    so be careful noida extn. carries a lot of risk while such risk is not associated with RNE.

  • RNE and NE is entirely different areas separated by distance of 15 kms and targeted by different set of house hunters.......moreover now even the relaunched NE will not at all be affordable any more,....with rates around 3000 psf.

    Rest assure that RNE wont be affected but grow on the basis of intrinsic strength of its own.

    But in all the areas be it Noida Expressway, 7X, CR, RNE where builders were trying to profiteering by using NE crisis as a tool will not be able to do it any more.

    No Doubt Ajnara location is very good and its an integrated township + Builder brand image caused it one of the costliest society in RNE . In present scenario other options are comparatively cheaper thats why they looks lucrative to other users... may be thats why its not much talked about.

  • Ghaziabad sector rates to go up

    The Ghaziabad Development Authority has proposed to increase sector rates and bring them on a par with circle rates that are decided by the district magistrate. “Our rates are lower than the circle rates. As a result of the disparity, the GDA suffers heavy revenue losses. We have decided to hike sector rates and bring them on a par with circle rates,” GDA vice-chairman Santosh Kumar Yadav said.

    “There will be a rise in sector rates whenever there is a hike by the district administration,” he added.

    Sector rates are used for the first sale to the purchaser and the first registry.

    The subsequent registry, if any, is decided by the prevailing circle rates fixed by the DM.

    For instance, in posh areas of Ghaziabad, the GDA’s sector rates lag behind the circle rates by a wide margin. For instance, in areas like Surya Nagar, the present GDA sector rate is around Rs. 15,000 per sq m as compared to the circle rate of around Rs. 40,000 for the same area.

    Similarly, in Kaushambi and Indirapuram, the sector rates are Rs. 16,000 and Rs. 15,000, as compared to the respective circle rates of around Rs. 45,000 and Rs. 40,000.

    The circle rates are expected to be raised soon after the local body elections in the state. The sector rates could also be hiked if the authority has its way.

    This could lead to an increase in prices of new GDA properties in the future.

    सेक्टर-4 की मार्केट के चारों तरफ निगम कर्मचारी कई बार अतिक्रमण का सफाया कर चुके हैं, इसके बावजूद 2 दिन बाद ही यह अतिक्रमणकारी फिर से यहां आकर कब्जा कर लेते हैं। इसकी वजह से यहां से गुजरने वाले लोगों को परेशानियों का सामना करना पड़ता है।

    स्थानीय लोगों का आरोप है कि जन शिकायतों पर निगम अधिकारी आकर इसका सफाया कर जाते हैं, लेकिन कुछ दबंगों के कारण अतिक्रमणकारी यहां फिर से कब्जा कर लेते हैं। इसका उन्हें आर्थिक मुनाफा भी हो रहा है। लोगों का कहना है कि जब तक निगम अधिकारी इस ओर सख्त कदम नहीं उठाएंगे, तब तक इस अतिक्रमण से निजात नहीं मिलेगी। यहां से गुजर रही अनीता शर्मा का कहना है कि अतिक्रमण के कारण यहां कई बार महिलाओं के साथ चेन स्नैचिंग का शिकार हो जाती हंै। इस लिए इसका स्थायी रूप से सफाया होना बहुत जरूरी है।

    Since Govt is planning to kick off this project .... this seems to be touching GHZBD NH-58.
