    This project is delayed and the one being constructed at good pace is of AWHO(just behind).

    Hope for possession by Jun 14.

    Resale is poor due to heavy loading in the high rise flats (<800 sqft covereed in a unit size of 1230 sqft).

    Low rise is a good option if you can manage.

    This group is wasting this piece of land, they could have made something admirable and as a showpiece to other builders.

  • I have almost finalized the project due to its prime loacation & reasonable rates but after going through threads & on net found few points which I thought if some senior members shed some light will help me to decide soon.

    1>The loading factor seems to quite high,I have calculted based on (salable area -carpet)/Salable area*100 which is coming around 46 % .
    2>There seems to be some water logging problem when excavation started but its seems to be handled now Is it going to affect in future Any News for this.
    3> Currently planning as end Use but in future may sell so high loading could be problem from resale point?

    If possible can somebody tell me actual loading factor this flat area in project attaching in image.

    Location is good.
    Progress has also been good so far.
    having said that Builder is not known for good deliveries yet.

    Can you give the details who you calculated the figure of 46%. We can help you in verifying that.

    loading =((1035-570)/1035)*100=45%

    Please let me know the calculations are correct or not.

  • Most of your calculations seem to be correct except a few:

    Drawing room balcony seems to be 7' 3" by 4 = 29 Sq. Feet
    Bedroom balcony seems to be approximately 6 * 4 = 24 feet
    In front of master bedroom there is some additinal space of around 4' 6" * 4 = 18 SQ. Feet

    So you may increase the carpet aarea by 31 Sq. Feet (29+24+18-20-20)

    With these changes loading will be (1035- 600)/1035 = 42 %

    Still quite high I would say

    I am gettign 3150 AI in DP on 10+ floor (no Park Facing) & as builder promised can be deliver by jan 2015(1.5 Yrs).

    So now the real question considering Loading factor ,location &End Use please suggest Is it good to go forward with the project ..

    Senior Members please give your insight...

    Location is no doubt Good.
    Please check the loading of other new projects of Greater noida also so as to know the loading being had by other builders.

  • Yes location is quite good. But I personally did not like the cluttered layout and one side open flats. Clubbed with high loading, my recommendation would be to skip it.

    I think you should consider ready to move societies. These are much less dense and with lesser loading in general. Even rates are not that high.
