    steller business park
    unitech sez
    ansal campus ( heard htey sold land to ansal)
    NIIT


    to name a few

    also metro connectivity nearest would be proposed metro near parichowk till now

    12% schemes have lost charm due as builders delaying construction

    Better avoid this project. Look at Spire Edage manesar project. Assured return cheques are dishonoured.

    When advant, ett in top location of noida expressway have very few takers


    Jaypee chambers in wishtown Noida had a cold respponse from MNCs

    Then what is so special about this area which will bring tenants????

    IF 50% of this entire area was sold direct to comapnies (like done for NIIT) and rest to builders...it would have picked up well

    But NOW...NO way !!!!!

    What is the harm even if the projects are getting delayed if Builders continue to pay 12%? I am not an expert in RE, just trying to educate myself.

  • the 12 % is not paid endlessly for life- its 3+ 3 years only , ie, 72% of your cost over 6 years. after that zero.
    the 72% he pays you is cost of his borrowing your funds.
    the cost of property is inflated by 72 % when he sells you already.
    so you buy something costing 28 lacs at 100 lacs(72 lacs extra).
    win win for builder both ways - he pays low interest (12%) for borrowed funds and sells his property too.in the end, the paid out interest is also paid up by the buyer so that also comes free for him.
