    Can anyone plz help me out with rest of the queries:

    Builder related:
    a) Howz the construction quality of first phase i.e. - express park view ?
    b) How good the builder is in terms of their financials, reputation.

    Chi-V related:
    c) Do we have any land/authority issue in Chi-V sector ?
    d) How much rent I can expect in Chi-V for 2 bhk after 3 years ?
    Added this one
    d) Howz my decision to select chi-v for a flat in new launches (budget 40 lakhs) for self use or rental income till i get a job around expressway companies.


    Please advise, i'll be really thankful.

    Chi- V has no issue.. many projects will be handed over this year to next year. you can expect 10000-12000 rent for 2bhk after 3 years.

    no authority issue here
    d) How much rent I can expect in Chi-V for 2 bhk after 3 years ?
    I would be surprised if this is more than 15000 including maintenance given that all projects around are given possesion on time

    a) Howz the construction quality of their 1st phase - express park view ?

    b) Howz the builder (IITL, Nimbus) is in terms of their reputation, customer orientation and payment demands ?


    I tried to search theirs financials - IITL performed in negatives last year.

    I can't afford purvanchal because of large sizes, any other builder if you say no to IITL-NIMBUS ?

    Price I am getting is 3400 sqft
    At start of Agra expressway and I have questions like :
    1. Resale value in next one year? (in case of emergency)
    2. Area disputes?
    3. How does this compare with Noida sector 71 etc
    4. Builder construction quality?
    5. Builder reputation?

    I think you can get 3100-3200 AI rate in resale for Phase-I easily.
    No disputes of any sort. Go for Expressway facing units...

    I am also planning to buy a flat in Park view 1. I am getting a booking bsp of 3300. I also have similar questions in mind about the project.
    Assuming that you might have bought the property till now, can you help me with the answers to the various questions you yourself had asked and help me out with the pros and cons of this project which will help me in making a decision.
