Saw advertisement of RG Homes in today's edition of Times of India. So now we have another player in allready crowded Noida Extension RE market. The rates offered are very attractive Rs. 1700/- per sq ft in CLP.

So should we understand thye prices in Noida ext are going down?

Kindly share your views about this project

    Loading in this project is at a higher side. However, the podium concept they are coming with is pretty interesting.

    I am getting a deal of 3135 psf via broker all incl. and looking for a 2bhk + study 1342 sqft sba.......implies 46 L all inclusive within my budget.......possession 2018...no hurry on my part.

    Is it a good project?
    Any issues on that land in NE?
    Is the builder/rate ok
    I am getting 20 + floors as builder/broker is sayin all below 20th sold out?


    Please advise ASAP?

    First and foremost, are you aware of Supreme Court cases regarding land acquisition in NExtn.

    Apart from common land issues, do consider land issues specific to the tower (not project tower), read the post https://www.indianrealestateforum.com/forum/other-forums/general-real-estate-discussion/326-realty-prices-may-see-correction-in-north?p=116683#post116683

    Have you already considered, some projects, generally considered as good ones, like Eros Sampooran, Gaur City 1, Stelar Jeeven, Mahagun Mywood and Arihant Arden.

    RG Luxury Home is in front of a proposed Industrial Sector.

    Builder is decent.. Rate is also fine but little on the higher side considering 20+ floor .
    I think in this budget you can get better option that too on lower floors.

  • Go for it. The rate seems okay-what the builder was selling 6 months ago. No issue absolutely on the land and some of the towers are construciting real fast--2 floors a month and have reached till 6th floor. The builder seems ethical and CRM is also responsive. 20th floor plus news is same as being told to one and all . Once you buy, you can join the google threads where all the buyers have shared contact details--this site is prone for adverse comments of brokers

  • It's on the costlier side. You can get better options. My suggestion will be to go with big and reputed builders only, if at all you want to go with Noida extension. Like someone already suggested Stellar and Gaur city projects.

    You should also look for other options in NCR like Gr noida (main), Noida/ Noida expressway if those suits you.

  • Don't blindly go by the brokers, there are several options available in NE or GN Main, NE is still full of risk and surprises, better to avoid it and look at Noida Expressway or GN Main.

    Congrats, is the price includes Service Tax also.

    Anyhow, all inclusive price of Rs. 3450 psft for 26th floor (I assume without ST and in CLP) looks OK. But did you consider loading, which I last calculated for said size was 46.3% without balcony and 32% with balcony, that's on the higher side in NExtn.
