I need help here. I have sold an ancestral property in hometown and planning to buy a property for my end use in 1.2 Cr. Here few questions in my mind:

1. I am little old school guy. One option I am come across is 300 mtrs. plot in gated sectors like Delta 3 or Eta 1 at Greater Noida which will cost me around 85 Lakhs. I can make house on that land after couple of years.

2. I am just 30 years old. Isn't it will be foolish to go for an apartment (I have seen and liked ATS Dolce at Zeta 1, 2350 sq.ft. 3 BHK * 94L all inclusive) at this age where we see Buildings having poor maintenance after 10-15 years and maybe tomorrow nobody wants to buy your old apartment?

3. Is market situation is right to buy for end use and long term investment like 10-12 years at this moment?

4. All plots are leasehold in Noida, If I buy them today will the prices stop appreciating after 20-25 years?

Kindly help, recommend and advice.

My current status: Living in Gurgaon on the rent for 30K in DLF builder floor.
