Hi all
I have come to know about this project and its price is very much low as ajnara is booking villa at the cost of 2290/ per square feet. Amrapali in the same region is booking around 3000 per sq. feet. I think once ajnara start with the construction of ajnara le garden villa , it will definately fetch a premium(with assumption that every thing will be fine and no issue will involve in this project). I have receive a call from the broker and he says 300-400 rs per sq feet premium can be earn in a 6-8 months period. He also said that all the small sizes villas (1915 sq. feet) are sold and it is available at resale. Site of this project is not far from the amarpali villa project.

  • Ajnara logo is 'Peace of mind'.. They have taken thae peace of mind of their investor's in Ajnara Le Garden Villa Project. This is absolutely rubbish as they seem to be cheating the Villa buyer's. I asked the question to Ajnara marketing department that why you are scrapping the Ajnara Le Garden Villa project. Had it been done 1 year back, I could have invested the same money to any of the Noida project and I could have got the appreciation of around 1000 Rs. per square feet appreciation. Ajnara was silent on that. Also they are not announcing it offcially.. They have given me that message unofficially through my broker to collect the cheque. Also while collecting the cheque I have to sign on a paper that I myself has cancelled the booking. What should be next course of action?

    This is just another way to get booking on higher price after NCR planning board approval..

    I was discussing this case with one of reputed property dealer in Noida... He confirmed the same....cancel old booking & re-open booking on higher prices..

    Not sure if this project is actually being scrapped OR just another game

  • We also booked villa year ago in this project. A couple of days ago, they actually sent a cheque with 18% interest and asking us to sign on a letter saying that we are initiating the cancellation. I strongly believe that builder is trying to sell these villas at higher price once they settle the dispute.

    No one should take the cheque from either builder or broker. If they are really cancelling this project, they should forward all the necessary legal documents to all investors before issuing these cheques.

    We should all take some legal advise from lawyers before proceeding further.

    That is shocking... rates in NE will be approx 2800-3000 after NCRplanning board approval. so previous booking rate was 1800-2200 so if builder is giving 18% interest.. because he is getting 50% return on new booking...!!! what a game

    Most of the builders havnt build much n many are new small time so they can do it. Ek aur tension.

  • Ajnara first to scrap project in Noida Extension

    NOIDA: Given the continuing uncertainty over the fate of housing projects in Noida Extension, in a first-ever instance a prominent builder has scrapped one of its housing projects leaving a large number of homebuyers in disarray. Investors have now become wary that scrapping of the project might open a floodgate, wherein other builders might choose to back out if the stalemate continues.

    A total of 76 villas - planned in three categories of 80, 100 and 120 square yards - in the Le Garden project of Ajnara Developers in Sector 16 of Greater Noida stand cancelled due to the continuing imbroglio. Around 75 of these villas had been booked by homebuyers. The average cost of a villa was around Rs 50 lakh.

    "I had paid 10% of the total amount as booking charges and the developer asked me to stop further payments till the court cases were resolved," said Rakesh Pandey, a businessman who stays in Vikaspuri in Delhi. "I was recently asked by the builder to take back my booking amount as they had scrapped the project," added Pandey.

    Most homebuyers in the project, who belong to middle-income families and have been left distraught with the decision, have been running from pillar to post in the last week, meeting officials of the construction company to figure out the next course of action.

    "Construction on four 100 sq yard sample villas was in progress the last time we had visited the site. The dug up area had been filled up with rainwater and the builder had assured us that villas would be delivered within 18 months," said K K Tripathi, a resident of Indirapuram, who had paid around Rs 8 lakh as booking amount. "The builder now says that it is in full right to cancel the project as per the terms and conditions of the builder-buyer agreement. The builder is pressuring me to take refunds, but has not issued an official letter of cancellation or termination yet," he added.

    Officials of Ajnara Developers have confirmed that the villas have been scrapped. A senior official said that the company was doing so because it had become economically unviable for it to continue with the project. "Any issue related to a construction project that lingers on for a long time without any signs of getting resolved becomes financially unviable in the long run," said vice-president of Ajnara Developers, Vineet Sharma. "We have decided to scrap the project given this factor. However, we have offered certain options to the homebuyers to either take back the booking amount with a reasonable interest rate or to shift to any of our other projects," said Sharma.

    Industry bodies, however, expressed hope that this scrapping will not start a domino effect. "This project was planned on a very small portion of Noida Extension and may not have an impact on other projects," said Ajay Chugh, director of Noida-based real estate consultant, Investors' Clinic.

    What I can sense is they will open it at higher price becoz most of there inventory has been sold and have no inventory left...in villas
