What would you suggest from a 5 year horizon - a plot in greater noida around pari chowk at around 25k or a plot in tdi kundli at around 20 k in one of the better blocks ?

Suggestions welcome.

  • Brother filling in Kundli's section. Let Greater Noida fill theirs.
    Based of

    1 infra: Projects like TDI/ Ansals/ Parkers have already given possessions. Jindals/ Eldeco/ Grand Tulips/ Express city fall under Sonepat which are barely 10-12 minutes further drive.

    TDI mall is the biggest mall on north of Delhi. Ansal highway plaza is already functional. Parsavneth/ Jindals are coming with their own malls.

    2 jobs: Kundli is an industrial area supporting small to medium scale industries. Narela/ Bawana are just 10-15 minutes drive and these all together will create enough industrial/ business opportunities.

    Rajiv Gandhi education city will create upto 1 lacs jobs.

    Textile park: The Haryana State Industrial and Infrastructural Development Corporation (HSIIDC) is now setting up a textile park in Barhi, Sonipat to generate around Rs 750 crore annual garments business and create 7,500 jobs.

    A multi functional complex is also being developed at Kundli popularly known as Rai-Kundli Multi-functional Complex. It is in this complex that Export Promotion Industrial Park, Food Park, Cold Chain Complex will be developed by HSIIDC creating more job opportunities.

    Logistic park: to be built over 200 acres by TDI, 350 crore project.

    SEZ project: Construction of Anantraj Sez is complete and companies have started pouring in. Will be provision for easily few hundred to thousand jobs.

    3 connectivity:

    Bang on National Highway -1

    KMP expressway which is 65% complete will connect it to other cities as Manesar/ Gurgaon/ Palwal and alongwith expressway orbital rail will be there as well. Remember this will take upto 2 years minimum.

    RRTS Monorail will connect Kashmere Gate(Delhi) to Kundli/ Sonepat/ Gannaur/ Panipat. Delhi to Kundli will be 20 minutes. Completion target 2016 if it does not get delayed like other government projects.

    Narela to Gurgaon airport 100 metres road has been sanctioned as well and will bring Kundli. Work has not started yet.

    Metro is in talking stage. No approval yet.

    4 amenities:

    5 entertainment zones

    Splash water park is 5-7 min drive away.
    TDI mall has upcoming adventurous projects opening in coming year.
    like dinosaur parks, bowling alleys, Go-kart racing.
    Theme parks have been allocated to Sonepat.
    Haveli is tourist delight and great food joint.
    Kanak water park is again 5-7 minutes drive towards Delhi.


    6 investment POV: Prices despite increasing 6-10 folds in last 6 years are still low ranging from 20-50k and still 1/10th-1/20th of nearest well established colonies like Pitampura, Shalimar Bagh.

    7 school , colleges , hospitals:

    Rajiv Gandhi Education city will boast atleast 35-40 universities within its campus.

    NIFTEM: National Institute of Food Technology Entrepreneurship and Management spread over 100 acres and built at cost of 500 crores is already functioning there.

    Jindal Global University/ Law schools are already functioning.

    BPS government medical college was inaugurated in 2010 and is functioning.

    Deenbandhu Chhotu Ram University of Science and Technology is functioning for years.

    Can't write names of all. Please google and write Sonepat wikipedia, you will get entire list.

    DPS, GD Goenka are among the prominent names with good reputation. Please see sonepat-kundli outview thread for names of others and photos.


    8 future prospects : Decide yourself based on above facts.

  • Just to add to what guy from Kundli said, factories in Bawana and Narela are mostly manufacturing-based where 99% staff employed is labour category earning on an average not more than 4-7k/mth while owners definitely are rich but mostly well-settled in Rohini/Pitampura.

    One thing is for sure, that this labour-class won't be able to buy lowest-priced plot in Kundli at 17-18k/yard with minimum plot size of around 200 sq. yards while these Kundli guys themselves keep saying drive to Rohini/Pitampura is not more than 15-20 min., so they too may have invested in plots but wud find no reason to move there. And that explains occupancy of not more than 1% even after possesion given in Ansals/TDI/Omaxe more than 5 years back.

    One wonders where ultimately end-users are going to come from. At max, ppl living in bulider floors of 32-40 metres in Rohini and they too can't go beyond flats of 30-40L range which our experts obviously don't recommend for investment.

    Pls ponder above points before taking the plunge in what is essentially a speculator's market.........

    MNC jobs of Noida and GGN are difficult from Kudli
    MNC jobs of Noida are very easy from GN and GGN can be done with some what difficulty.

    Why dont you start a New Thread mentioning the names of All Industries seperately.

    I posted a thread with ACTUAL pictures of city and people were surprised !!!!

    Same advice was given to RNE guys and they did a good job at that

    This forum should be more about sharing INFO (positive or negative) rather than Personal choices and ego trips

    Anyone who thinks that one can live in kundli and work in Noida......needs to actually drive himself and see...

    If u manage to reach noida expressway office from Kundli at 9am in morning in 1 hour....I will take sanyaas from this forum

    As i said before...kundli is ONLY FOR people working in rohini, pitampura or industrial belts around the region

    Like Greater noida in ONLY for people people working in Noida expressway, NEPZ, Gnoida

    Now please donot even talk about INVESTOR point of view....as I can Blow you away...if I show you the appreciation of plot prices in the most ridiculous regions u can think of

    Dont worry about 5-6 times apprectaion in past 7 years.....There are regions which have shot up to nearly 10-12 times in past 7 years...

    So appreciation is not limited to sonipat, kundli or greater noida....

    These are ONE OF THE regions where One can Invest.....depending on his choice....

    Zohaib bhai, Not everyone invested in Greater Noida is enduser, so for those who just invested there purely for investment purpose, it is worthwhile to take into consideration the comparison of rate increase or profit made in these 2 regions.
