        Was just reading today's HT about Spanish crisis- it clearly says there are 1 million unsold fully constructed houses while banks continued giving loans, and this problem hasn't developed in a single day but took 10 years in making. If one compares places like far-away GGN, Greater Noida, Yamuna exway and even Kundli, one realizes with so much talk about villas, plots and flats, why occupancy is still less than 1% in a place like Kundli........sinple as experts themselves say that inventory is around 5500 units, almost 90% have been gobbled up by high-worth investors and now keep on making high-pitched announcements, placing agents on forums like these, etc to entice buyers while artificially jacking up prices in line with overall bullish trend in mkt which was there some mths back without any worthwhile genuine demand coming up.......time to be very cautious

              If rationality has its day, the price of flats would crash big time.

              if not crash even then living of rent on noida expressway would be very cheaper.

                  Good news for both Kundli/Sonepat and Greater Noida ..............At least on this I expect critics of both sides to cheer and celebrate this big news together.

                  Govt to award 'Eastern Peripheral Expressway' this fiscal


                  NEW DELHI: The government's ambitious 'Eastern Peripheral Expressway' connecting Sonipat, Ghaziabad and Palwal would be a part of the Road Ministry's target of awarding 9,500 km projects in 2012-13.

                  National Highways Authority of India ( NHAI) is likely to invite bids for the Eastern Peripheral Expressway (EPE) in the next 15 days.

                  "The toll rate issue has been resolved and the bids for EPE would invited in the next two weeks," a Road Ministry official told PTI.

                  According to sources,"EPE would be included in the 9,500 km target set by the PM for the current fiscal."

                  The Road Ministry awarded close to 8,000 km of highway projects in 2011-12.

                  Prime Minister Manmohan Singh in a recent meeting with the core sector ministries including Power, Coal, Shipping and Roads, set a target of awarding 9,500 km of highway projects in the current financial year (2012-13).

                  However, the issue of awarding this project was stuck as Road Ministry had suggested a premium of 50 per cent compared to normal toll rates in the expressway.

                  However, the Cabinet Committee on Infrastructure (CCI) and Public Private Partnership Appraisal Committee (PPPAC) approved levying of normal toll rates on EPE at par with other highways.

                  "The proposal of CCI and PPPAC has been accepted," sources said. This means that the normal toll rates would be charged at the EPE.

                  At present, according to the National Highway Fee Rules, 2008, toll - based on a 3 per cent fixed rate plus 40 per cent of yearly change in Wholesale Price Index -- is applicable on highways and expressways.

                  EPE envisages to provide signal-free connectivity between Ghaziabad and Faridabad, and Gautam Budh Nagar (Greater NOIDA) and Palwal.

                  A complementary Western Peripheral Expressway (WPE) also connects Kundli to Palwal via Manesar in Haryana. [/COLOR]

                  The two expressways were planned in 2006 following a Supreme Court order to form a ring
                  road outside Delhi for channelling non-Delhi bound traffic bypassing the national capital.

                    Eastern Peripheral Expressway will have two six-lane sections: 49 km (30 miles) long Kundli-Ghaziabad section and 56 km (35 miles) long Ghaziabad—NOIDA-Palwal section. It will take off from NH1 at 36.1 km stone at Kundli (Haryana), cross Yamuna river near Mawikalan and Hindon river near Sharfabad (both in Baghpat district, U.P.), NH-58 near Duhai, NH-24 near Dasna, NH-91 near Beel Akbarpur, again cross Yamuna near Fajjupur Khadar and meet NH-2 beyond Palwal at km 64.33 stone.

                      On the other hand KMP serves better purpose because it is connecting 4 lifeline national highways and haryana govt will be developing many development cities along this route !
                      I wish EPE does not go through what KMP went through and hope for timely completion so as to benefit everyone.
