    The activity on Gzb forum has increased manifold after whats happened in NExtn. I am getting a lot of BUY calls since last month for a gzb flat that i hold.

        Yes there are some farmers who have other motives but not all of them.

          So what is left ? Soni pet and Faridabad ?

          No comment on Sonipet - but Faridabad still offers value for money - agreed that the roads are not as good as noida xxx gr noida but there are other points which offsets the road issue - the biggest is crime rate - UP is famous for ??????? well

          I would leave people to think once again about Noida EXX Gr Noida

          Rohit bhayya kayon doosro ke aatke mai gala daal rahe ho. Still Faridabad is not good in front of undisputed areas of Noida / GZB. If you want to analyze then see Forums of GZB & FDB , you will feel the difference. Negligible replies / discussion in Faridabad forum shows lost of interest in Faridabad howerver in GZB forum lots of replay / discussion daily. As for rate appreciation Faridabad is still lowest in NCR, just read below news of GZB fully after following below 2 URLS and feel yourself what the appreciation means to and which area is better if to choose in FDB or GZB. Noida is definitely still best but as you say its problematic hence not include it. As for affordable areas RNE GZB was launched 3 years before however Neharpar FDB was launched 5 years before and at this time 1000 families living in RNE and 15000 new families are going to shift with in 1 year. Position of CR GZB is also 5 times better than NP area if not agree then just visit RNE & CR area of GZB which was launched later then NP and feel the actual difference.

          वैशाली , कौशांबी में पेंटहाउस एक करोड़ रुपये के आसपास मिल रहे हैं। किसी भी सोसायटी में 3 बीएचके का किराया करीब 18 हजार रुपये महीने और 2000 रुपये मेंटिनेंस चार्ज अलग से है।

          वसुंधरा सेक्टर -13 में ग्रुप हाउसिंग के लिए अब तक की सबसे बड़ी लैंड डील की है। 3,150 वर्ग मीटर जमीन 1,21,500 रुपये प्रति वर्ग मीटर के हिसाब से 38 करोड़ 27 लाख 25 हजार रुपये में नीलाम की गई है। करीब 3 महीने पहले ही परिषद ने वसुंधरा सेक्टर -18 में 54 हजार रुपये प्रति वर्ग मीटर के रेट से जमीन की नीलामी की थी। सिर्फ 3 महीने में रेट में दोगुने से ज्यादा का अंतर आ गया। एसई आर . के . अग्रवाल के मुताबिक नीलामी में कुल 18 लोग शामिल हुए थे। इसमें दूसरी सबसे ऊंची बोली 1,11,000 रुपये थी।

          As per the above few clips from Newpaers, the Capital / Rent Value Rate appreciation in Trans Hindon Ghaziabad is at its PEAK. In Vaishali / Kaushambi locations 90 M plots are being SOLD at 1 Caror Amazing!!!!. Pentahouse has crosses 100 Lac price tag. In several location 2-3 times appreciation only in 4 yours which is highest in compare to any location of NCR. Rent & Capital value ratio is also highest in any location of NCR.

          REASON : GZB is most close to Center Delhi and CP/IG/ITO is only 10 KM far from GZB and 20 minutes far from Metro, all near 2-4 KM far areas of Delhi have land rates 2-3 Lac PSY , and builder floor rates 100-250 Lac, and GZB is only cheap location (compare to Delhi) for all such Delhi Areas like Vivek Vihar , Karkarduma , New Shahadra , Anand Vihar Colony , Preet Vihar , ............. at least 25 such locations. Next Imp thing more than 5,000 Acre total Industrial Townships (10 different in GZB & DELHI) , and NOIDA just Near by 4-6 KM, All Major DELHI transportation HUB just near by. And when we traveling by METRO then it doesn't make any major difference if we are covering 10 KM (for CP) or 38 KM (for GGN).

              Guys,
              This is my first reply in this thread. I work in an IT company and also comes from farming background. So I try to sense the opinion of both (Home buyers and farmers).
              I think the GNA is first and last to be blamed for all this. I understand that many farmers might have enjoyed the money they got in compensation. But not all farmers are willing to sell there land. My dad is a farmer and he will never sell his land. So if the land is acquired forcefully then of course he has a right to appeal.
              I also understand the apathy of home buyers who have put their hard earned money in buying the apartment. The main problem in India is that real estate is opaque. We buyer just believe the authority. We just believe the builder and the broker.
              I sincerely hope that interest of both the farmers and home buyers are taken into consideration and some solution is reached.

                MM - Age has nothing to do with success - I have a 32 year old friend worth 100cr (self made) and 48 year old one - in huge debts.

                PS - In 2003 you invested in GZB ???......tell me you are not a weird investor.

                      Yes, notice it daily. There was this feeling in the forum back then, that it is not in iref's best interests to ban popular members. Banning gutkha will not be in the best interest of the country either (in the short term, loss of tax), but most would want the govt to do that. Kudos to mod who didn't bend. The members are getting back... and behaving!
