This is my sincere advice to all noida extension buyers:

- Rather than discussing 'Opinions' on forums such as these which are biased and in many cases downright nonsense...use such forums to get in touch with people at least ONLINE....Rather than making 20,30 blogs, facebook pages....stick to ONE...and initially gather as many as possible ONLINE...Dont jump the gun and talk abt meetings in person...let people know each other online first...give 7-10 days and then plan a meet..but gather as many people as you can

- Then instead of relying on forums, google searches, etc etc...which can be anything.....FORM a large group....at least 300-400 members....the more the merrier

- SC has given verdict...many other cases are pending...as per latest reports 78 percent has NO cases...no issues...but these are reports....u have to cross check them...now u cant do this on ur own....this is where media steps in

- Once u have a large group..approach a new channel to help u get this info...with a new story...or masala they will help u a lot in getting the info....while u may never get to talk to Ceo of NA...a media channel can do that in 1 day.....also they can also help u in getting in touch with farmer leaders who can tell u which all villages have files cases against them

- an RTI is also a way...there have been many cases where answers given were found 'not enough'

- News Hungry media is a Top way...luckily all media channels are in noida....so they will be more proactive..easily accessible...

THE MAIN AIM SHOULD BE TO GET 'FIRST HAND' INFO AS TO WHICH ALL VILLAGES (AND THEREFORE PROJECTS) HAVE CASES AGAINST THEM IN COURT...ONCE YOU HAVE DETAILS OF THAT....YOU KNOW WHAT TO DO NEXT.....

Builders, newspapers, etc can give vague info....

Form a Big Group asap.....first online.....give sometime...then meet in person...draft a simple and short questionnaire...and seek help from a reputed media channel......

In my opinion there is only 1 main question:

In whole of Noida extension..which all sectors, projects have villagers cases pending in case

Once u know that....then go to step 2...by contacting builders and telling them that U KNOW that their project has cases against them....and then ask for their plans

If any one knows any broker personally then he can be requested to get email, moobile number data of people who bought in noida extension through them....abhi tak jis broker ko sabse zyada gaali baki hai....he may give the all vital data bank of buyers in a project.......

    Zohaib, your advice is very sincere and practical, and ultimately they would have to go for it.

    What I was seeing from beginning was that the disappointing reaction from the buyer. All NE buyers seem to be from lower middle class, and hence more busy with their daily office routine rather than sparing time to take some initiative to save money where they have invested.

    During this whole SC episode, I was hoping that out of the 10000, at least one buyer would come forward and submit the "caveat application" in SC, so that the buyers side could also be heard and considered. But what an amazing surprise, no one took initiative and SC just couldn't consider buyers as a party.

    This whole episode shows that NE buyers lack individual initiative, hence need to come physically in a strong group to safeguard their interests.

  • Dost....u r 100 percent right....but i am not asking u to go to courts.....aam aadmi will always avoid all this..as he is very badly caught in the web created by politicians, bureucrats, etc.....

    This is what i bascially suggested:

    1. Start with ONE Group Online...of Noida extension Buyers....dont talk about meetings, courts etc...at least GET TOGETHER on a Single platform...no need to create multiple groups...Create One group..Online

    2, Try all means to invite buyers to come and join in that Online Group.

    3. Once you have at least 300-400 people in that Online Group....and have spend some time 1-2 weeks in discussion....discuss amingst each other and try to meet

    4. Use POPULAR MEANS like facebook, etc to invite poeple.

    5. If you have broker friend...he can be of immense help by giving you valuable contact deatils databank of actual buyers in various projects

    6. All this takes no money..and u spend time doing something constrcutive online rather than pulling each others pants down on such forums..

    7. Just talk about forming a group ONLINE....dnt scare people away by talking abt dharna, meetings, etc etc...no one will ever come.....think from aam aadmi point of view.....when builders openly fleeced him with 80-90 percent cost of flat or delievered a dud..then also he is quet..yahaan to phir bhi paisa waapas mil jayega...

    8. Once u have good numbers on ur online forum....approach a media channel...tell them that they shud highlight the very important side of the story and u have an online group of solid numbers.....
    Give them material to broadcast and seek their help to find about which all villages are effected or have filed cases

    9. To approach them only 3;4 people are enough to repreesent the online community

    10. Use media to gather info....use a strong online group....create a draft story....get approval from ur online members and send them to media houses...most likely u will be invited

    AND FROM NEWSPAPER REPORTS AS PUBLISHED BY OUR VERY OWN 'KHABRI BHAI' FRITOLAY.....VILLAGERS WHO HAVE GOT COMPENSATION MAY ALSO GO TO COURT...THEIR VILLAGE HEADS HAVE STARTED MEETINGS ALREADY.....NOIDA 7X AND NOIDA EXPRESSWAY INCLUDED

    नोएडा एक्सटेंशन के शाहबेरी मामले में बुधवार को आए सुप्रीम कोर्ट के फैसले से ग्रेटर नोएडा अथॉरिटी के ऑफिसर, निवेशक और प्रभावित बिल्डर्स टेंशन में आ गए हैं। नोएडा एक्सटेंशन में घर का सपना संजोने वाले हजारो निवेशक भी भारी टेंशन में हैं। अथॉरिटी के आला ऑफिसर सीनियर वकीलों के साथ फैसले को समझने में जुटे हैं। इधर बिल्डर रिव्यू पिटिशन डालने के बारे में गंभीरता से सोच रहे हैं। इस फैसले का असर अथॉरिटी की सेहत पर भी पड़ सकता है। इस फैसले के बाद नोएडा एक्सटेंशन के अलावा ग्रेनो और यमुना अथॉरिटी एरिया में निवेश करने वाले लोग घबरा गए हैं।

    ग्रेटर नोएडा अथॉरिटी जनवरी 2010 में बिल्डरो के लिए स्कीम लाई थी। किसानों से अथॉरिटी ने 850 रुपये प्रति वर्ग मीटर की दर से जमीन लेकर बिल्डरों को पहले 10,500 रुपये और बाद में 11 हजार रुपये प्रति वर्ग मीटर की दर से दिया था। अथॉरिटी ने बिल्डरो से 30 % रकम डाउन पेमेंट के रूप में लिए और बाकी बचा पेमेंट 10 साल के स्टॉलमेंट पर लिया जाना है। शाहबेरी में 8 बिल्डरों के प्रॉजेक्ट हैं, लेकिन अगर पूरे नोएडा एक्सटेंशन की बात करें तो यहां करीब 50 बिल्डरों के प्रॉजेक्ट पर काम चल रहा है। अथॉरिटी और बिल्डरो की सुप्रीम कोर्ट में याचिका रद्द होने से अब नोएडा एक्सटेंशन के सभी बिल्डरो में बेचैनी है।

    दूसरे बिल्डर भी चिंता में डूबे
    इस निर्णय से फिलहाल जो बिल्डर प्रभावित नहीं हैं उन्हें भी यह भय सता रहा है कि अगर किसान कोर्ट चले गए तो उनकी जान को भी आफत आ सकती है। इधर, अथॉरिटी ने भी सुप्रीम कोर्ट में स्पेशल लीव पेटिशन दायर करने से पहले एक महीने तक पूरी तैयारी की थी। अथॉरिटी को उम्मीद थी कि सुप्रीम कोर्ट में फेवर में फैसला आएगा। लेकिन याचिका रद्द होने के बाद अब अथॉरिटी को बड़ा झटका लगा है। आगे का रुख तय करने के लिए अथॉरिटी के चेयरमैन मोहिंद्र सिंह और सीईओ रमा रमण सुप्रीम कोर्ट के सीनियर वकीलो के साथ मीटिंग कर राय-मशविरा कर रहे हैं। हालांकि अथॉरिटी कोई भी कदम सुप्रीम कोर्ट के निर्णय का पूरा अध्ययन करने के बाद ही करेगी।

    क्या होगा निवेशकों का
    सुप्रीम कोर्ट में याचिका रद्द होने से उन 40 हजार निवेशको की सांसे थम गई हैं, जिन्होंने नोएडा एक्सटेंशन में निवेश किया है। निवेशको को अपने पैसे डूबने का भय सता रहा है। नोएडा एक्सटेंशन में थ्री बीएचके फ्लैट की बुकिंग कराने वाले पवन मंगल ने बताया कि अब वह अपनी बुकिंग कैंसल कराना चाहता है। लेकिन उसे इस बात का डर है कि बिल्डर उनके पैसे नहीं लौटाएगा। यदि लौटाएगा तो उसे पूरा पैसा नहीं मिलेगा। नोएडा एक्सटेंशन में करीब सवा लाख फ्लैट बनाए जा रहे हैं।

    अथॉरिटी को जोर का झटका
    सुप्रीम कोर्ट में याचिका रद्द होने का असर अथॉरिटी की सेहत पर भी पड़ना तय है। इस फैसले के बाद यदि जल्द कोई अन्य सेटलमेंट नहीं होता है तो सभी बिल्डर्स स्टॉलमेंट की पेमेंट रोक देंगे। फिलहाल अथॉरिटी के कमाई का सबसे बड़ा जरिया यही स्कीम हैं। अगर बिल्डरो से पैसा नहीं मिलता है तो पैसो की कमी के कारण मेट्रो व विकास संबंधित अन्य प्रोजेक्ट भी प्रभावित हो सकते हैं।

    The Supreme Court's order is unlikely to have a major bearing on property prices in the national capital region (NCR), experts said. The order will affect 8,000 dwelling units spread across 156 hectares of land. This accounts for a tiny proportion of the more than 4 lakh units expected to come up over the next five years in NCR.

    “Most of these developers have multiple projects and it is quite likely that they would offer alternate deals to their customers,” said Ajay Rakheja, director at Colliers International.

    However, he said property prices in areas near Noida Extension such as Noida Expresway, Indirapuram and Greater Noida would witness an upward jump up to 15%.

    An estimated 75,000 dwelling units or apartments are expected to be ready for possession across Ghaziabad, Noida, Faridabad, Greater Noida and Gurgaon, besides Delhi this year.

    “There may not be an immediate impact on property prices, but once the existing supply gets absorbed over a period of time, say along the Noida-Greater Noida Expressway, prices in the area may go up,” said Anshuman Magazine, MD of real estate consultancy CB Richard Ellis.

    The average prices of flats in Noida Extension are also sharply lower than those in the other NCR townships. This, experts said, is another reason why the Supreme Court order is unlikely to affect property prices in other areas.

    An average house in Noida Extension was available in the price bracket of R11 lakh to R25 lakh that were bought over largely by the end-users.

    Unlike investors and real estate speculators who park money into properties to
    reap rich dividends later on, end-users generally buy properties that are close to their work places or on personal preference.

    “Not many houses are available across other locations of NCR at these prices," said Shveta Jain, director (residential sales) of Cushman & Wakefield, a real estate consulting firm.

    Santhosh Kumar, CEO (operations) of Jones Lang LaSalle India, feels it is quite likely that all those who had put money in these projects would be offered similar deals in other projects by the developers.

    Buyers unite

    The Noida Extension Flat Buyers Association (NEOMA) is planning to meet builders soon and ask for clarifications on whether those wanting to exit will be paid back the amount invested with interest and the options before those who may want to shift.

    ग्रेटर नोएडा ।। ग्रेटर नोएडा के किसान एक बार फिर बिल्डरों और अथॉरिटी को टेंशन देने के मूड में हैं। बिसरख समेत चार गांवों के किसानें ने मीटिंग कर जमीन अधिग्रहण के खिलाफ हाई कोर्ट जाने का फैसला किया है।

    किसान हाई कोर्ट में याचिका दायर करने के लिए सोमवार को पेपर वर्क पूरा करेंगे। इसके बाद मंगलवार को इलाहाबाद हाई कोर्ट में याचिका दायर करेंगे। अगर हाई कोर्ट किसानों की याचिका स्वीकार कर जमीन अधिग्रहण रद्द करने का फैसला दे देता है तो दर्जनों और बिल्डरों के प्रॉजेक्ट्स पर असर पड़ सकता है। ऐसा होने पर और हजारों निवेशकों को परेशानी उठानी पड़ सकती है।

    ग्रेटर नोएडा किसान संघर्ष समिति के बैनर तले किसानों ने जमीन अधिग्रहण के खिलाफ हाई कोर्ट में याचिका दायर करने को लेकर पंचायत की। समिति के प्रवक्ता मनवीर भाटी ने बताया कि बिसरख गांव के किसानों की अथॉरिटी ने करीब 608 हेक्टेयर जमीन अधिग्रहीत की है।


    अधिग्रहण के बाद अथॉरिटी ने जमीन बिल्डरों को अलॉट कर दी। किसानों ने पंचायत में आरोप लगाया कि अथॉरिटी ने किसानों की वर्षों पुरानी आबादी का भी अधिग्रहण कर लिया, जिससे किसान बेघर हो गए।

    मनवीर ने बताया कि बिसरख की तरह ही रौजा , जलालपुर व पतवाड़ी गांव में भी किसानों ने पंचायत कर अधिग्रहण के खिलाफ हाई कोर्ट जाने का निर्णय किया है। रौजा याकूबपुर में अथॉरिटी ने हाल ही में धारा -4 की कार्रवाई पूरी की है।

    बिसरख में हुई किसान पंचायत में प्रधान अजय भाटी , कर्ण सिंह , रिछपाल सिंह , रणबीर यादव , जलालपुर के पूर्व प्रधान जयप्रकाश , ग्रीस त्यागी आदि शामिल थे। उन्होंने बताया कि दो गांवों में 70 प्रतिशत किसान हाई कोर्ट में याचिका दायर करने की बात कह रहे हैं जबकि 30 प्रतिशत किसान आपसी समझौते से ही मामले को निपटाने के पक्ष में हैं।

    Any new de-notification in NE will let down several buyers completely now. I pray that no new de-notification verdict by HC in any other area of NE but if HC do this then there will be no option left in NE other than cancel booking and withdraw from NE project. I know that whenever NE problem solved it will give very good returns for sure but for getting very good return it is also not recommended to take huge tension by all family member / Relative Tonts /..... for 1-2 years Regularly (my this advice specially for those end users who buy his First NCR Property in NE for their own living). Better to invest in any other NCR area where however projected returns may be equal/less than NE but have no risk.
