As everybody was expecting, due to so many land issues. NA & GNA both were put under some extreme land & monetary pressure. Future development plans had to take some beating. and here comes the official one.

I do not think, it is something to panic because no genuine buyer would have based their decision to buy Flat based on this.

  • but its very alarming...as authorities are nearly claiming bankcrupcy...and to be very honest...Noidas infrastructure was the only plus..spl against regions like gurgaon

    This is bad news....in whatever way one sees...authoroty saying they dont have money for infra dev. is bad news

    देश का सबसे सुनियोजित और व्यवस्थित हाईटेक सिटी ग्रेटर नोएडा मेट्रो से मरहूम रहेगा। यह बात शहर के विभिन्न प्रतिष्ठित व्यक्तियों, व्यवसायियों और समाजसेवियों के गले से नीचे नहीं उतर रही। एनसीआर में मजबूत पहचान होने के बावजूद भी मेट्रो के न आ पाने से शहर का विकास रुकने के साथ ही निवासियों को भी परेशानी उठानी पड़ेगी।

    समाजसेवी सरदार मंजीत सिंह ने कहा कि यह तो सरासर गलत है। एनसीआर में मौजूदगी के बावजूद इतना बेहतरीन शहर मेट्रो की सेवा नहीं पा सकेगा। अभी शहर की आबादी बढ़ाने और यहां आने के लिए दूरी ही अखरती है। यदि मेट्रो सेवा शुरू नहीं हुई तो शहर मौजूदा विकास की राह से पीछे हो जाएगा।

    व्यवसायी गुरचरण सिंह ने कहा कि इस मामले में प्रदेश सरकार को हस्तक्षेप करना चाहिए। जमीन के इतने महंगे दामों के बावजूद परिवहन के सबसे तेज और सुरक्षित साधन के रूप में मशहूर मेट्रो के ना आने से शहर का नाम बेमानी हो जाएगा। मेट्रो को तो हर हाल में ग्रेटर नोएडा लाने के लिए प्रयास किए जाने चाहिए।

    राकेश जैन ने कहा कि यह तो क्षेत्र के साथ सौतेलापन होगा। प्राधिकरण के पास यदि धन नहीं है तो और कर्ज लेकर मेट्रो को लाए। जमीन के दाम पहले से ही इतने बढ़े हुए हैं और परिवहन के साधन आशा के अनुरूप मौजूद नहीं हैं। दिल्ली-नोएडा जाने में घंटों का सफर होता है और जाम-जान दोनों से जूझना पड़ता है।

    दुकानदार अनिल चौधरी की मानें तो चाहे ग्रेटर नोएडा के छात्र हों, नौकरीपेशा हों, शिक्षक हों, दुकानदार हों या फिर अन्य कोई सभी को आए दिन दिल्ली-नोएडा-गाजियाबाद आना जाना पड़ता है। मौजूदा परिवहन व्यवस्था का कोई समय और किराया निर्धारित नहीं है। मेट्रो आने से यह दिक्कतें दूर हो जातीं।

    Lots of builders give BIG Lolypop of "Proposed Metro Station" and everyone has put moeny in those projects... Now "Lolypop" is finished and buyers left with only testless "khali Dandi"

    Will this result in some rate reduction (Or delay in rate increase) for projects in some upcomming sectors that were all gung ho about the Metro proximity 137, 145 etc?

    Builders shows the dreams of several Lolypops to buyers and SELL their projects at overpriced with premium at outer locations of NCR, actually only Builders enjoy that Lolypops from buyers money and now saying Paisa Hajam , Lolypop Khatam. GN has one of the best Infra but still have least other basic public needs or very far from All Railways , All ISBTs , Shared Autos/Buses , DELHI , Lots of Malls , Metro , All big NCR Tourist Places.

    Got a call from dealer yesterday builders of the proejcts near metro are planning to increase rate of their projects by 250-300 psf in coming weeks.(including sector 7X sectors). This is funny because even 2 weeks ago everybody was feeling unsafe here and now with metro plans shelved it seems 7X sectors will gain most out of this metro cancellation as they are closest to metro (2 km ) and very near to existing livable sectors of noida....

    BMW and NA are making Blood pressure to flat owners go like this

    It's a GAME PLAN to de value NE. BMW wants farmers to fel the heat and turn everyone aginst them and I support her. Farmer's GREED has no limit, first time in my life i am hating these illiterate people.

    was the land allotted to Metro, on in name of Metro, it was acquired and given to some buider?

    Amit....these illiterate farmers would love the day .....when your home will be acquired by government by convincing you that an army camp will be developed in your residence...and 5 years down the line you come to know that your home is part of a 5 star hotel rather than an army camp...How will u literate behave then....Wud love to know.....

  • Firstly the crook government + authority snatched the land from farmers. Everybody from top to bottom in govt machinary of UP made money. Builders also got the land at rate much less rate than the actual market rate in Noida. Now farmers are agitating to get more money (please note,, they don;t want their land back as nobody was farming there earlier & nobody can cultivate if even if the land is returned. Sab ko phokat kaa khane kee aadat ho gayee hai). Farmers are coming up with new demand everyday. Overall a big poilitical drama at the cost of poor flat buyers who are invested in these proects. Everybody (authority, builders, crook politicians, farmers) will gain except poor buyers.

  • I would be happy if my land which is located at a village(undeveloped area, no road, no school, hospital, etc.) is acquired at Rs. 850(Now 1050) square meter and additionally, I get 20,000 Rs. per acre for 33 years or option of lumpsum payment of 2.50 lakh per acre and also get 7% developed land of the acquired land and my home is left untouched.

    You are stating wrong fact that home is also acquired. Abadi land is not acquired and left out of acquisition process. Additionally, what land owners(farmers) do that they encorach aqcuired land and claim the land as part of their abadli land and then dispute goes on between land owners and authority.

    Though I did not have idea how many square meters an acre contain but I searched in google and came to know that an acre includes 4046 square meter. So a farmer whose one acre land is acquired will get

    4046 * 1050 = Rs. 4248300

    In Addition, 2.50 lakh per acre and compensation becomes Rs. 4498300.

    Now, lets calculate the value of developed land i.e. 7% of 4046 square meter and it comes out to be 283 square meter. In any developed area, plot of 283 squre meter will easily cost 25 lakhs. So land owner's total compensation becomes around Rs. 6998300. Additionally, the value of his house(abadi land) also increases because earlier it was part of remote area without any facilities but now it is very near to a deveoped area. Additionally, the development of area will provide more opportunities for business to local people. They will have easy access to hospital, school, colleges etc and it will be gr8 advatnages for them.

    And land owners in NE have acres of land and they have got crores in compensation in addition to other benefits.

    So it is wrong to present them in such a misreable condition. That's a different thing that after getting compensation money, they spend the money on luxury cars , heavy gold chains and gold bracelet and run out of money.

    Only section who is the most affected and is in miserable condition is landless labourer who used to cultivate the land for the land owners(so called poor farmers) and they used to be treated like slaves by so called poor farmers.

    Though I can understand that everybody is greedy and asks for more and the moment they sensed an opportunity, they did their best to capatailise the situation but atleast dont project them like poor, be kisaan.
