कोर्ट के फैसले पर टिका शहर का भविष्य


नोएडा एक्सटेंशन के मामले में सोमवार को इलाहाबाद हाईकोर्ट में सुनवाई होनी है। इस सुनवाई पर अकेले एक्सटेंशन का नहीं, बल्कि पूरे शहर का भविष्य टिका है। कोर्ट में एक्सटेंशन से बाहर के गांवों के किसानों ने भी याचिका दायर की हुई है। सभी याचिकाओं पर एक साथ सुनवाई होनी है। प्राधिकरण की चिंता यह है कि अधिग्रहण की जो प्रक्रिया (अर्जेसी क्लाज) एक्सटेंशन के गांवों में अपनाई गई थी, वहीं अन्य गांवों में भी अपनाई गई है। यदि कोर्ट ने पतवाड़ी व साबेरी को आधार बना अन्य गांवों में भी अधिग्रहण रद कर दिया तो डेल्टा, ओमीक्रान, जू, म्यू, नालेज पार्क-5 व सेक्टर तीन भी चपेट में आ जाएंगे।

नोएडा एक्सटेंशन में पतवाड़ी, साबेरी, ऐमनाबाद, हैबतपुर, इटेड़ा, रोजा याकूबपुर व खैरपुर गुर्जर आदि 11 गांव हैं। इनसे बाहर के साकीपुर, रसूलपुर राय, जैतपुर-वैसपुर, घोड़ी बछेड़ा, तुस्याना, खानपुर, जुनपत, सुथ्याना, सिरसा, डाढ़ा, डाबरा, देवला आदि करीब डेढ़ दर्जन गांवों के किसानों ने भी कोर्ट में जमीन अधिग्रहण को चुनौती दी है। इन गांवों की जमीन पर कई आवासीय सेक्टर, आइटी कंपनी, शैक्षिक संस्थान, कमर्शियल व उद्योगों के लिए जमीन आवंटित की जा चुकी है। साकीपुर गांव की जमीन पर डेल्टा एक, दो व तीन एवं गामा दो सेक्टर बसा है। इन सेक्टरों में लोग घर बनाकर रह रहे हैं। घोड़ी बछेड़ा व डाढ़ा गांव की जमीन पर ओमीक्रान एक, दो व तीन, जू एवं म्यू आवासीय सेक्टर बसा है। इन सेक्टरों में प्राधिकरण ने चार हजार से अधिक मकान बना दिए हैं। हालांकि लोगों ने अभी मकानों में रहना शुरू नहीं किया है। कोर्ट ने इन गांवों में जमीन अधिग्रहण रद कर दिया तो ये सेक्टर भी प्रभावित होंगे।

  • some project's contruction are on hold in Phi-1,2 sector.

    29th Aug – Court will decide future of rest of sectors (along with NE sectors) Delta 1, Delta 2, Delta -3, Omicron 1, Omicron 2, Omicron 3, MU, MU1, XU1, XU-2, XU3, ETA-1, ETA-2 & Zeta blocks.

    अब अथॉरिटी उन किसानों की जमीन चिह्नित करने मंे जुटी है , जिनकी याचिका पर हाई कोर्ट ने स्टे दिया है। अथॉरिटी पता लगा रही है कि इससे कौन - कौन से प्रोजेक्ट प्रभावित हो सकते हंै। याचिकाकर्ता से सीधे संपर्क करने की भी कोशिश हो रही है ताकि उनसे समझौता किया जा सके।

    ग्रेटर नोएडा अधिसूचित एरिया के बिरोडी चक्रसेनपुर के किसानांे की जमीन को ग्रेटर नोएडा अथॉरिटी ने 2008 मंे अर्जेंसी क्लॉज लगाकर अधिग्रहीत किया था। अधिग्रहण के खिलाफ बिरोडी के राम सिंह समेत कई किसानों ने हाई कोर्ट मंे याचिका दी थी। किसानों के वकील पंकज दूबे ने बताया कि बिरोडी चक्रसेनपुर में 4.9330 हेक्टेयर जमीन पर किसानों का कब्जा है। आरोप है कि बाकी जमीन अथॉरिटी ने जबरन अधिग्रहीत की थी। इस मामले में अगली सुनवाई 27 सितंबर को होगी।

    रायपुर बांगर गांव के किसान पहुंचे हाईकोर्ट


    रायपुर बांगर गांव के 171 किसानों ने जमीन अधिग्रहण के खिलाफ इलाहाबाद हाईकोर्ट में याचिकाएं दायर की है। इन याचिकाओं पर सुनवाई 12 सितंबर के बाद होगी।

    गांव रायपुर बांगर में 22 सौ हेक्टेयर जमीन का अधिग्रहण ग्रेटर नोएडा प्राधिकरण ने 2006 में अर्जेसी क्लॉज लगाकर किया था। किसानों का कहना है कि उन्हें प्राधिकरण ने 2008 में सात लाख 11 हजार रुपये प्रति बीघा के हिसाब से मुआवजा दिया था। गांव के 20 से 25 फीसदी किसानों ने अब तक मुआवजा नहीं उठाया है। उन्हें बढ़े हुए दर पर मुआवजा दिया जाए, विकसित सेक्टर में छह फीसदी भूखंड दिया जाए। प्राधिकरण अधिकारियों के सामने कई बार मांग रखने के बाद कोई ध्यान नहीं दिया। इसलिए जमीन अधिग्रहण का रद करने की मांग को लेकर हाईकोर्ट में याचिका दायर की है। याचिका दायर करने वालों में 171 किसान शामिल है।

    strange that our friend with pictures forgot to peep inside purvanchal silver city-II! we lived in noida for ten years before deciding enough was enough (think we were getting old for all the traffic) and decided we needed to get out of the mess. checked ats village, eldeco olympia, parsvnath in sector 93, plots in sector 92 before someone suggested jaypee crescent court at greater noida. it was love at first sight but that time nothing much was happening there at jaypee. However, greater noida was an eyeopener. bro in the army and he got a house at awho. checked that out, but security was an issue. but we had made up our mind for greater noida. why not ats village? a 4bhk there in resale was 1.8 crore. but if we had to drive 10 minutes to sector 93, we could go another 10 minutes to greater noida! at least we could have a house we would love to come to every evening after work! Eldeco meadows was very bad, ats paradiso expensive for the location, plus no shops around. plumeria was good, but location was an issue. stellar icon had super area issue because the guys have wasted a lot of space in making those bridges between two apartments. no proper balconies either where you could sit down for a cup of tea. unitech heights was rejected because there were very very few livin there. no shops either.
    still we decided for paradiso before a broker told us about silver city II where we could take a penthouse in the same money as a 2800 sqft flat in paradiso. also, paradiso didnt have a water softening plant, no piped gas either (the same problem with atas village in sector 93). so the day we were to finalise paradiso, we checked silver city-II...and we are happily living there for the past one year. i don't know if there are some flats still left with the management, but I doubt. there's big shop for all daily needs. pool is on, gym is really nice, l'oreal salon is there...gentry tres bien! maintenance is prompt. dude, check it out. and yes, honey money top at parasvnath and alfa commercial belt could be one of the best shops in delhi-ncr for veggies, fruit, groceries...you gotta see it to believe it. even pedigree for the dog!

  • I second Ritajis opinion....One of the Best residentials in Gnoida....Silver city 2.

    Purvanchal has always delivered....be it their project in sector 93....This project or even upcming project in zeta....i have not come across a single buyer complaining about construction, etc.

    Silver city has a high occupancy rate and is right opposite WIPRO SEZ.

    Its a builder area and is having good projects in neighbourhood

    This is the rankings in Gnoida keeping everything in mind (location, gantry, etc etc)

    2. NRI city
    3. Silver city
    4. ATS paradiso
    5. Unitech and stellar

    we did check out NRI city, too, which scored on location. but when it came to stuff like room sizes, layout and cross-ventilation, we decided for silvercity. strange that we never wanted to check out silvercity because of the name (Purvanchal). we thought we'll have neighbours from one region specific...lol...

  • My friend has a appt in NRI city and i recently bought a plot in NRI city....also I was one of the guys which my friend and promoter of pathways school consulted to rent appts for their teachers.
    They had a budget and size in mind...and i recommended them silver city...and thus you have many teachers from pathways there.

    NRI city has a higher budget and rent due to incomparable location and High entry size (minimum is 1700 sq.ft or so)...Oh yes...i am talking about NRI-1 only....Nri-2 (putting greens) is useless.

    As far as cross ventillation layout and room size is concenred...I found NRI-1 to be excellent...With Golf course on one side...Plotted development on other....its least dense even in terms of location.
    That project has around 320 flats in 10 acres with a massive 5 acre central park...and all appartments are 3 side open....Excelleelnt cross ventillation....

    If anyone has the budget...i always recommend this project first (after jaypee ofcourse)....due to Unbeatable location, Good gantry, No small units, Least Dense in region, and excellent layout

    BUT....if construction quality is compared...I will give Purvanchal 9/10 and Omaxe NRI-1...8/10

    Maintenance and facilities inside the complex....Purvanchal 8/10 and Omaxe NRI-1...7/10

    These 2 factors silver city 2 has a SLIGHT EDGE...

    Thats why I said in many threads....wait for its sector 137 project...you may have yet another winner by purvanchal.....

    Ritaji...do you have any idea about Purvanchals new project in chi-phi (bang on yamuna expresswat)...i heard it will be launched in a month....any update????

    Please advice if its worth taking 850 sqft in Jaypee Wishtown Kosmos at 2200 psft BSP at this moment. One of my friend wants to exit and have offered me the same price at which he had booked 2 yrs earlier. In addition i will have to pay 50 psft charge to builder and the seller is asking for 3 Lakhs premium.

  • CONFUSION: what you mean by offering same rate as 2 years before...BUT on other hand..3 lakh premium...what do u mean

    If you are paying 2200 BSP and nothing else THEN:


    If you have HOLDING power and patience for 4-5 years...DEFINATELY BUY.....CHECK THE TITLE BEFORE

    Buy and forget about it for 4-5 years....you should be able to get a rate of 4500 psf in REALITY (Not on paper)

    Qs. Why you friend wants to sell you at same rate..when he can easily sell at more to any broker?????Check properly and then Buy

    ...oh now I know about so many pathways teachers in the colony!!! and you're absolutely right about nri city-I..in fact, the broker showed us nri city-II and that's why we didn't take that. I also heard about the new project (from the horse's mouth), but the noida extension issue has put it on hold for some time. I guess it's the plot near paradiso..let me check with the guys and come back with more news about it.

    I know you have good knowldge abt GN area...Please share yr views ....

    I am aware abt currect Land acquisition issue where many sectors are coming of GN ..so should I postpone my buying decsion ?

  • I checked with the friend.. thats actually not premium.. its the penalty that has got applied to his booked unit as after booking after paying the booking amount he did not pay anything further and was abroad for a course .. and was short of money to hold it and did not get time to
    sale it... now since i am looking for a house to purchase he has offered this to me so that it is no profilt no loss to him.. he can also sell it to broker buts only due to some good relation he has offered me this option
    to pay penalty from my side. What do you suggest... as it will be bit tight
    on me as as i am also having one unit booked in NE ;)...

    Yes maam...Mr.Jain promoter of Pathways is well known to me...and he had asked me to get something VERY NICE for Noida Projects Teachers.

    In the Budget and specs they wanted..Silver City was best and i recommended them.

    NRI City -2 (PUTTING GREENS) is a Mess..a Big flop and if anyone has a flat in it...should move out asap...as NRI Residency is coming up on its head...after 2 years...it would be very difficult to sell it..once you have 14-15 stories satring on its face.

    I heard the plot is the area where 4-5 projects are coming up in line JUST BANG ON Yamuna expressway.
    Its well connected region with an existing underpass...and a AWESOME View of the Yamuna expressway (the BEST Expressway In India)

    I know..Noida extn matter has Hit this region very badly...forget projects...the authority has no money left ..thats the worst part

    Its best to check the details of Unit yourself and cross check what your friend is saying is correct or not.

    Property matters should be done "By the book" irrespective of the fact that the seller is your friend or brother.

    Once you have details of this Unit in Black and white from the Builder / Broker...then post details on this thread to seek opinion

    So what is the future of plots in oldest sectors of GNoida? Like Delta-1,2 etc where allotment was done some 10-11 years ago.
