I am looking for Land in Noida / Greater Noida region and I have a budget of 30 Lacs (Approx). I have planned it for long time investment i.e. for 5-10 years. I have gone through a lot of threads, but could not get any specific information for the same.

I will appreciate for any kind of informations for the same.

    For End Use...NOTHING beats NRI city plots....yes i have a plot there...but dont believe me and see yourself....and then you will know what i mean.

    For INVESTORS....no maintenance and small plots...150-200 sq.m....Swarn Nagri is good..Rates around 24-26 psm

    Ansal golf links is pathetcially maintained but is freehold...so for LOnG TERM investors..it coudl be a choice....rates...24-26 psm

    Just dont fall for brokers bullshit.....they will come to reality when they know u r seriuos buyer.....It took 9-10 days of serious negotiations...to come to a acceptable and realistic deal.

    Also, anything cheaper in plots available, say in the range of 10-15 psy for longer term investment ( 7-8 years + ) ? Safety of the investment is a prime factor .

    Please give inputs, i would be scouting for a plot in GN in the last week of this month .

    Check out Golf links II behind Zeta sector . Rates vary from 14,000 to 17,000/sq yd. Totally safe land. Alloted in 1992 to ansals by UPSIDC. Most of the plots are already registered.
    Advantage:
    Bang on ongoing 130 m expressway (the expresseay almost complete in front of teh township)
    Near existing and upcoming bird sanctury (may be less than a km)
    Near fully peration DENSO industrial unit
    0.5 km from one of the asia's largest Inland container depot.


    Negative
    Upkeep by the ansal of the raods is poor, though large parks are beuatifuuly maintained

    One that I myself thought for long term was GN P3 smaller plots of 60sqm in 18-20L ticket size.

    These plots are located in a reasonably good location and not appreciated much in last 3-4 years. But seeing the location, I strongly believe that these plots will have their days one day ... like har ???? ka din aata hain!! These plots, very likely may not be suitable for your own stay... but for investment purpose...., one thing certain .... definitely SAFE.

    For me .... no money no honey!!

    Like u i am also confused as to which should the a good option to invest. Flat or shop in Noida, Flat in Gzb(RNE), Plot in Gnida?

    There hasn't been any direct sale from authorities off late hence private builder is the only option avl as of now.

    I guess for for buying a VFM flat RNE is still a real option. For plots Gnida is a good option but security in deal is the issue.

    Manoj Bhai, Plots & Villa ke liye only GN remains in NCR with Best Value For Money. Purchasing plots in any good area of GZB is now just impossible, in Vasundhara the small 90 SM plots are costing more than 70 Lac+ and still increasing. For GZB Market Land rates at this time in Ramprasth (1.2 L PSY) , Vaishali (90 K PSY) , Vasundhara/IP (70-80 K PSY) , Raj Nagar Main (80 K PSY) , Rajendra Nagar / Shalimar Garden (50K PSY). I don't think it is good to enter in GZB Plots at this price tag. All new areas where plots are available at cheaper rates like Wave City are little bit disputed. Unfortunately No PLOT options in RNE at all.

    BTW I am not following GN threads just for making FUN. I am looking its small PLOTS Investment potential and trying to increasing the knowledge with the best before making any investment. As I can not make any new investment before 1.5 years from now, so its a knowledge increasing time to me.

    I think residential plots in Noida / Greater Noida will give a better capital appreciation than apartments because there are far too many apartments being constructed in this region.

    one of my friend searching house from last 2 month
    he is not getting a 60m house(not plot) in 26 lack, even in sec 36(cheapest sec)

    and in alpha ,gamma ,delta ,beta not less then 30L

    i have search have search on 99acre they demanding 30 L for sec 36
    and 32 for alpha ,gamma ,delta ,beta, p3

    big plot not see much increase price

    in GN u can get 40 M house under 20 L

    U mis-understood my point or maybe i should have clarified. What i meant by security is that deals are not secure. I have yet to come across potent options. Brokers over there are quite contradicting and confusing. Sellers hike the price on every opportunity. No bank loan is avl for plots.
    Plz suggest a couple of good options and i will be happy to pursue.
    No doubt plot is far better than a flat.

  • I think there are a few of us here on this forum itself who are looking for an affordable plot in Greater Noida region. We can jointly approach reputed brokers in my view if we can decide upon a particular private society. Buniyad Properties is dealing with Swarn Nagri Plots as well as Ansal Golf Links -1. There must be other big brokers involved as well surely.

    Zohaib bhai can help us a lot in this respect. Please share some trusted contacts or broker names Zohaib Bhai.

    Somebody with decent knowledge on GN is required here .

  • I am always game for this idea. If 10 investors/users from this forum join hands, we can make a small 5-floor society(ground + 4 floor) with one lift and with 2 spacious flats per floor on a 1000 mtrs plot in Gnida and live in peace. Believe me we can do a better job than builders. Investment per person will be ~30-35Lacs.

    Who wants to be part of the project?
