Greater Noida coming up as an alternate to Noida properties

With an expected population of 7 lakh up to 2011 and 12 lakhs up to 2021, Greater Noida City has been designed for planned growth to ensure supply will always exceed demand. With excellent location, bang on the Greater Noida Expressway, makes commuting a breeze, with South Delhi only a 20 minute drive away. Thereby, ensuring easy access from all directions. Noida, which supplied less than one third the properties as Gurgaon till 2007, now supplies six times more properties. Various projects by Supertech have been announced and are at an advanced stage of completion,” added Ganesh. There are couple of other projects coming up in greater Noida. When asked about the market scenario from the last three quarters, he said: “Yes, the market scenario from the last two or three quarters had remained stable, but after the court’s decision and the verdict by the Noida Land Development Authority, the projects have been cleared. Now, new developments and projects are coming and market prices in both residential and commercial area is expected to rise.” “There is approximately 12 per cent rise in property prices from the last two quarters. Prices vary according to different sectors, depending on the location, as in sectors near to Yamuna expressway the prices are around Rs 3,000 to Rs 3,600 per square feet and in some other sector price range is nearly Rs 2,500 to Rs 3,000,” said Ganesh.

Agreed RK Arora, associated with a leading real estate firm: “The demand for luxury properties is rising in Greater Noida. We are also coming up with various projects in this area. Price trend is expected to rise in coming few months, which would give boost to both residential and commercial construction.”

When asked about the upcoming projects, he said: “Yes, the development process is continuing in Greater Noida and is expected to become stable market condition for both the buyers and the sellers.” Agreed Amit, a resident of Greater Noida, he said: “This is the kind of living in a prime suburban neighbourhood that we have always dreamt of, in your own home with large rooms amidst open spaces that encompass lawns, gardens and a driveway.” “Also, where we enjoy 24-hour power and water supply and plenty of fresh air.   • Not 20 years but still few yrs..anyways with reoccurence of F-1 every year the prices will shoot and specially the rentals close to F-1 area...
    I remember when people used to say VASANT KUNJ mein kaun rahega, its total jungle..and now a 2 bhk is 1.75 cr in that jungle. So greater noida/yamuna exp is similar story, it is very affordable now and its jungle but 10 yrs from now it will probably be Posh and very posh as people will start searching greenery after few years and pollution will make delhi and certain parts of noida/gurgaon hell , hopefully many work opportunities will develop in this belt and people will love to live in gr noida. It's probably bit early to invest there but 2 yrs from now it might be a great idea to invest in gr noida.
