What are your views of Greater Noida with current market scenarios like NE issue, Infaltion, Price hike, Petrol price hike, corruption at all level. Will GN, will be able to capture pace of Noida in near future say 3-4 years.

My View.. No good hope for GN and it will not be able to capture Noida. It will always remain Noida's little dark brother.

  • Further metro to Greater Noida has been put on hold.

    Airport is not coming up in Zewar.

    Besides GN, future of YEW properties also need to be discussed.

  • nothing important is happening that make GN an attractive destination. Eevrything that was attractive has been shelved. GN now looks like a lost city.

    and selling them off and ofcourse the selling points are:-

    Metro connectivity

    Airport

    Night safari,

    which are no where in sight

    Its the best sub city i have been in DELHI NCR, until and unless authorities play the spoilsport part by helping builders to spoil the eco system and planning of the city, liked the place too very much, so bought a 2BHK recently from an end user prespective.

  • 1. If rates on Noida expressway for plots are 1-1.5 lacs/mt, what should the rates in GN which is 20 minutes away, more green and with better infrastructure be?

    2. 15 years back Noida and Gurgaon were villages with infrastructure no where close to what GN has. See where they are today. What can you visualize from this? One only needs common sense!

    3. Who says metro is not coming to GN? Quote one news article to this effect! Yes it is not coming immediately but eventually it will be here for sure!

    4. With new land acquisiton policy, land will be available at a much higher cost for development and that too if farmers give it atall.

    5. Lastly UP changes its govt. every 5 years. Airport at mathura is unlikely to come up in the next 4/5 years. What happens if BSP comes to power again after 5 years ? Rates in GN would doule overnight!

    6. GN is probably the only place which has proper infra, greenery, is pollution free, etc and in the close vicinity of Delhi. It takes less time to travel to GN from South Delhi than to Manesar or for that matter even Gurgaon. Therefore, it is only a matter of time GN will be fully occupied.

    7. Travelling from South Delhi to GN might be 38 km. From South Delhi to Gurgaon might be 28 km. Time wise GN is closer. Fuel wise since we can zip accross to GN fuel consumption is lower compared to going to Gurgaon where one gets stuck up in traffic for hours.

    8. Noida expressway will see very major development in the next 5/6 years> Spill effect will bw felt in GN.

    My apprension is that there is too much of land on either side of the express way. Unless GGN kind of speculation starts developing these vast chunks might take years.

    Issue of NE might be resolved soon. This again will flood the market with more residential and commercial space. People might prefer NE over GN for reason of its proximity with Noida and NH24.

    Proposed Metro connectivity to NE is presently not under doubt.

    Also been told that Ambani Group has large land holdings near Dasna. SP might be inclined to focus on the widening of NH24 rather than proceeding with the development of expressway where majorly JP is the big player and is considered to be close to BSP.

    As I know it has land in Dadri, not Dasna.

    Noida extension has only flats, flats and flats, while greater noida has more plots,plots and plots. that't the difference between both areas.
    So flat is not going to impact Plots.

    fifteen years back dwarka was a jungle, there was no metro anywhere in Delhi and metro connectivity to dwarka ----nobody even dreamt of it!!!
    Greater noida today is a well planned locality with all the infrastructure facilities including CNG/Piped Gas supply in homes.
    And those of us who keep pointing to numerous projects/supply forget the rate of population growth in India. By 2025 we will surpass China in population and urban population is slated to increase to nearly 60% from current 30%.Cities across India will grow and those cities offering high class facilities will always be the choice for industry and living.

    Authority has LOST ITS CAUSE and has become an agent of builders and lately has become bankrupt because of Farmer compensation...

    The city has not got its well deserveed attention because of Mayawatis atitude of just selling every inch of land..and making the authority a builder agent rather than an authority of an industrial city.

    When Greater noida could attarct Honda, denso, yamaha, LG in late 90s when this area was NOTHING AT ALL.....

    then why it cannot do today...

    ANSWER...Authority is more interested in commission baazi and working as agents for builders


    The region is well planned and low density....it needs GOOD PUBLIC TRANSPORTATION...

    But that is NOT POSSIBLE with the present attittude of Greater Noida authority.

    They just the stale carrot of metro to people to calm them....when infact...even if they deploy 50 additional AC low floor buses in the city...the situation would improve in a good way

    But then....its just the Attitude of authoriuty which is the problem

    On the whole...Its IDEAL FOR PLOT INVESTORS
    AND END USERS IN LOW DENSITY RTM UNITS


    for every question...they have a PROPOSAL
