After bhoomi poojan Gaur launched their luxury project at the entrace (right hand side) of Noida Extension on a land of 17.5 acre. starting size is 1,550 sq feet and inagural price is around INR 3,400/-...:bab (59):

After soft launch it seems rates may go up in few days...I booked one..and i am not not a broker rather investor...

    what rate? with proposal to increase FAR to 3.5, do you think it would be a good investment? what are the specs? I believe it is a luxury project!

  • I took it for 3295 plus 250 PLC,95 lease rent and 25 IFMS. I just booked it for investment purpose...
    Car park and all other charges are inclusive in basic...

    I am not sure if it is worth as I live abroad but have a feeling that it will give me good premium in couple of years!

    Gaur is not talking much so we need to talk to their channel partners! I took it for investment only!

    Investor clinic proposed a bsp of 3145, not sure if they are trustable.

    Also don't see much apppreciation in Noida Extension properties in near future for investment perspective, all appreciation is being encashed by builders :)

  • When MIG projects of NE are priced at 3k, 34k for a luxury offering is not bad, even in pre launch.

    But what aspects of the project are luxury? Considering it's NE, I don't have big expectations.

    FAR of 2.75 should be the least we can expect.

    Did they include car park etc for free...I was told today rate is going up for 100 rupees...not sure though
