I have booked a flat in legarden and they are demanding 40% (other than 10% booking amount ) without any construction on the ground. Group members please suggest, is it safe to pay 40% now?

    proposed metro station would always be far as the station itself will come physically in another 10-12 years..

  • Am getting 3537 ( AI ) road facing 7th floor for 1285 sq ft. It includes 3 % disc. Is it going to be a good deal or should i bargain more? Frndz plz suggest me for a go ahead signal :). Though i wanted on 5th floor didnt get it :bab (59):

    Before that..Can you tell what u liked about this project??

    I don't think in terms of construction it is moving with a good pace..Also seems quite expensive as per the location..

    bargain more...u should get 4%. I guess most of us (myself incl.) got 4%

    Guptaji You have rtly said n put me in a fix to think a bit before choosing this project though !

    Pros:-
    1) Being Ajnara a reliable name in quality.
    2) Seems to be a bit fast progress as compared to others in NE.
    3) The campus layout is lucrative (if it really comes up as per catalouge) compared to others except GC-1,2.

    Cons:-
    1) Location is not good.
    2) Price as per location is on higher side.
    3) The disputed customer of villas(old now scraped) is still in dispute.

    Apart from this ...

    1) Too big a project
    2) Layout is attractive but not sure what they will do in future construction area
    3) They have around 15 projects in all..out of which delivered only 5 or 6 so far..Just check for the correct statistics..
    4) Floor plans are average

  • CLP or Flexi Plan for Ajnara Le Grden

    Members, Pl advise which plan makes more sense for Le Garden fresh mbooking.

    There is a benefit of 8% in Flexi and it seems if the builder progresses well in next few months, CLP milestones will also be achieved and payment of around 50 % will be claimed by them in next 4-6 months.

    Pl advise based on your past experience with Ajnara.

    I can manage both plans.

    The same question was in my mind when I went for booking my flat in Le Garden. I have opted for Flexi Plan. That was my choice. There is some risk and there is some calculation involved. Make your own choice !

  • just want to know the price escalation clause...is it independent of material cost. or price will increae with the material cost???
    old buyers can share this information.. or any other clause which is harmful for buyers
