I have booked a flat in legarden and they are demanding 40% (other than 10% booking amount ) without any construction on the ground. Group members please suggest, is it safe to pay 40% now?

  • I have booked one 2 bhk and know several persons who booked 2/3 bhk flat, as the builder reputation is good and people can go and see the Ajnara Landmark vaishali, Pride vasundhara. I saw landmark it looks good and the dumping ground distance is very long, you may check using google map. Yes for the profit it scrapped villas and return money, so probably would not be any problem in near future. Still if you guys have any other update do let me know. Thanks.

    bhai mai sirf ye keh raha hun ki ajnara le garden project wise constructionwise aur location wise sahi project hai ..ajnara project me koi prolem nahi hai.noida extension me may be problem ho sakti hai.ajnara le garden ka group bhi hai fb pe vahan bhi info aur details check ker sake ho...mai to sirf project ke pron ans cons bata raha hun

  • I will just add one unique aspect of Ajnara Le Garden. 12 flats (2BHK) per floor per building and each building has only 2 lifts. This was in itself discouraging for me to invest in this project.

  • Means - 12 flats per floor, 23 floor per tower, 2 lifts per tower.

    Lift density of 138 flats per lift.

    If it is correct, that's horrible.

  • My POV about Ajnara Le Garden

    Pros:

    1. Location is good. Much much better than certain popular projects in NE like MyWoods and Stellar Jeevan.
    2. Builder's construction quality is good. Have seen their other projects and liked the construction quality.

    Cons:

    1. I observed very less distance between two towers at their construction site. Balconies of opposite flats seem to be near. Can be a Pros if your friend lives in opposite flat and you want to have quick drinks :)

    2. They have cheated the Le Garden Villa owners previously and one who can cheat once, can cheat twice. These villa owners have already approached the court.

    3. Not exactly remembering the lifts per floor told by marketing guy but if it is 2 lifts for 23 floors then certainly less considering no of flats per floor. In that case, people should only prefer lower floors in this project.

    what about other projects ?? how many lifts they are providing plus how many flats on single floor??

    kya yar yaha noida extension me issue chal raha hai aur log lift ke liye hi pareshan hai.bas flat ban ke mil jaye aur kuch nahi chahiye phir chahe stairs se hi 16 floor chadhna kyu pade:bab (59):

    In Arihant Arden:

    6 flats per floor; 15 floors in a tower: 2 lifts per tower-----

    6*15/2=45 flats per lift

    In vedantam:

    4 flats per floor: 19 floors in a tower: 2 lifts per tower.......

    4*19/2 = 38 flats per lift

  • I have booked 2 bhk of 995, although its true there are 12 flats per floor, but the area that they provided would be good. Peoples go for this project reason would be builder reputation to deliver quality construction and location so far so good, 3 km from first gol chakkar. Construction work going in full swing. so peoples who booked the flat need not worry. The possession they would be saying in 2016. After looking the construction progress it seems it would be possible and investors or end user both should not worry because in near future appreciation must happen because of the location.
