      Just an update:

      I bought flat in AIMS

      3149/- + 45/- + 25/-
      (BSP) + ( Floor ) + ( IFMS )

      This is CLP per square feet. ( 45/- can be removed if chosen floor is above 10 )

          It means All Inclusive [including Covered Car parking] rates in NE in Flexi plan are

          1. 4000+ psf for best projects e.g. Gaur City-1, Gaur Saundaryam, Earth Town, Mahagun Mywood etc.

          2. 3500-4000 psf for average projects e.g. Steller jeevan, Arihant Arden, Gaur City-2, Vedantam etc.

          3. 3000-3500 psf for new/below average projects e.g. ................................

            On what basis you have given Gaur City -1 ,Earth Town , Mahaun as best and other are average and below average.

            In Gaur City - 1 , Few are first time builder also e.g Galaxy GC3.
            I have seen the Mahagun Mascot in Crossing Republic( construction quality pathetic ) and lift has broken in earlier.

            In Gaur city only hype is there and Gaur has sold many pieces of land to small and first time builder.


            I think time will tell only,which one is the best. Lets all become ready to move.

              Hi Guys, Seniors member,

              I am new to forum...and want urs valuable feedback.. I am looking for 3BHK in NE and will prefer newly launched project..so that i will have time to pay the second installment..i m entirely looking for end use purpose...and can wait until 2016 for possession...please suggest some good project..I have zeroed down AIMS Golf town 1440 SqFt with 3250 AI + ST + Regis...please let me know if I am getting a fair deal considering the area, connectivity & builder reputation..and if you have any other suggestion then please let me know..thanks

                think floor PLC would be extra? it seems to be a good deal considering someone got it at 3149 bsp

                  including floor PLC the all inclusive rate i am getting is 3264 psf (all inclusive)...which is 64/- psf higher then the price mentioned by gentlemen "booloo jee" in other post taking the floor PLC in consideration...

                  let me know should I go ahead with this or bargain further...

                    guess then club membership is also included - which floor and whether its golf facing or not? if all is included then its a very good deal. pls chk on the floor plc?

                      check the loading before investment. Calculate all inclusive price per sqf of carpet area.

                      in case of 1440 sqf flat:

                      actual carpet area is 1000 sqf it means 30.55% loading
                      all inclusive price psf of carpet area is 3200/(1-0.3055)= Rs 4608 psf


                      actual carpet area without balcony is 835 sqf it means 42.02% loading.

                      all inclusive price psf of carpet area without balcony is 3200/(1-0.4208)= Rs 5519 psf.
                      NO RISK NO GAIN
