Good News:
Finally some Good Brands will be opening their outlets in Greater noida
which is deprived of some decent shopping options

Bad News:
Nearly all of them are in Different locations, meaning Greater noida will NOT have one area / commercial zone where one can park and get more or less everything they want

The Utter Nonsense Planning by Authority has ensured that Greater Noida will lack a good one stop commercial area for 10-15 years easily

For every city to be lively and attractive commercially..there has to be a city center...noida has sector 18..gurgaon has mg road....lucknow has hazratganj...agra has sadar...etc etc etc

Greater noida's biggest commercial zone..Gamma shopping area is nothing but slightly well laid out Atta bazaar (old) with far less options and stock

These are CONFIRMED brands opening Big outlets in coming within 6-9 months in Greater noida...all in different locations

1. SPENCERS hypermart...50,000 sq.ft..Ansal plaza - opening 3 months

2. Easy day hypermart...90,000 sq.ft...OCP - opening 6 months

3. More Hypermart...40,000 sq.ft..MSX Mall - opening 6 months

4. Haldiram...MSX Mall - opening 1 month

5. Bikanervala...Nri city mall - Opening 6 months

Good news...Finally Greater Noida residents dont have to rush to noida for Evrrything..some needs may be fulfiled here

Bad news...More empty malls...as crowds will be spread out..every mall will have few good brands...
rest all in other malls.....which are all of good size

so more malls like ansal plaza coming up...
but with better brands

  • Dear
how can you expect spencer, more and easyday to open in the same mall, they ought to go to diff location, same for haldiram and bikaner..
Thou one thing i agree that there is a need for good commercials in gnoida.

  • Greater noida doesnt need so many hypermarts.

It needs One good Large format hypermart of any VFM Group as above

Most of these Outlets are being opened thanks to ''dead cheap'' and ''easy exit'' Lease agreements signed by builders.

Spencers is being opened in what was originally the lower basement of ansal mall

Easy day also will be in lower section of OCP..Unsold region

More in MSX mall is also in Unsold region of 1st and 2nd floor

in all cases...builder had the option of leasing it out the space himself to attract some footfall. In return...lowest rentals offered...easy exit policies...then only these brands were ready.

Its a high possibility that in next 2 years..some of them could exit also.

The planning of commercial in Greater noida is simply pathetic.

They made huge sector markets and allotted huge land parcels to builders.

Whereas they should have made small sector markets (just 5-10 shops max)...
developed alpha commercial belt as office space

and some centrally located region as a commercial retail hub...with One Big 10-15 lakh sq.feet mall and a Big sector market

That would have been enough for greater noida

The fact remains that in Greater Noida commercials ..the footfall will ONLY be of Greater noida residents...expect no footfalls from delhi like in gzb and noida malls.

There is Huge Oversupply of Malls in greater noida..and thats a big concern.

There is no central commercial district and there wont be any in next many years..where one can park and fulfill all their shopping needs under one roof.

There is a difference between individual brands and 10 lakh sq.feet malls with only 20% leased out

Ansal plaza has more than 50 brands and has pretty decent brands...but they are all scattered....resulting in mall looking deserted..empty and simply aweful.
It never gives a feel of a mall and will not give also..in next 10 years....

same fate awaits MSX mall...Grand venezia ...other malls of greater noida

Mall is not only for shopping but also a destination for people to relax...move about securely with families..window shop....basically an outing for whole family.

GIP, ambience mall. etc are great examples..about how people can spend good comfortable time in them.

such a mall will not be seen in greater noida unfortunately

and greater noida authority is the culprit for this blunderely

Thats the BAD News i talked about...Even if haldirams open in msx mall...in coming 1 month...what will people do....just visit..eat and move out immediately....as the rest of building is completely empty.

but at least they would have a haldiram within 5 min drive...thats the good news

    I hope u understood what i mean

Central business district in any city is a MUST....thats where people from all sectors come on weekends...make that region alive and bustling with activity...wth good family crowd....

Greater noida residents will not have it for next 10 years...at least

Maybe OCP or GV can do some wonder....but i sincerely doubt it....

As it is the population of greater noida is very very less...and it will be segregated further....making GIP Size malls look empty...

EMPTY is now synonyms with Greater noida

  • If details about hypermarkets are correct , the analysis is a bitter truth.

  • the details are 100% correct.

I have purposely names the showrooms which people can look forward to
not brands like lee, nike, etc...which make no difference to most

and I have named the brands which are undergoing fitouts at this very moment

GV has a list of 2 dozen brands also...but they are mostly rubbish....and not confirmed

OCP has more than 100 brands.....most f which also crap...and out of which most will only start fitouts once easyday is operational....that is after 6 months from now

I have Only mentioned brands which make a difference to gnoida people

PS- five Hotel Crowne Plaza will be operational in 6 months

era builders hospital at pari chowk to be operational in 1 month
amrapali builder hospital at omega to be operational in 6 months

  • long story short.....
greater Noida residents are all set to get some useful brands in next 6 months which will reduce their niida trips to a certain extent

    BUT

Greater Noida will NOT have a single mall of any standard like gurgaon, Noida, ghaziabad which are fully occupied...well stocked...bustling with activity....for at least 10-15 yrs.....maybe more

all the malls will have 10-20% occupancy...and less footfalls.

some brands will b there.....but all scattered alll around

Greater Noida will remain a boring, secluded, empty city.....but with relief to residents who now...won't have to drive 50,kms to get a standard quality mithai ka dabba

Your observation is mostly correct.I visited Ansal Plaza on 09-12-12 with family .Viewed TALAASH and had dinner at Pind Baluchi. While the multiplex cinemas were mostly bustling, rest was not so alive. It is the oldest mall and still only50% occupied.
However one plus point was that the movie tickets were less than half rate and even the pind baluchi is cheaper than its Delhi counterparts..

But the fact is that there are malls & malls in every nook and corner of NCR. So unless there is some novel theme or offering one would not like to go to place other than his neighbourhood mall for daily shopping or eating.Malls run mostly on local population visits and as of now GN is sparsely populated. But this again is unique benefit of GN (presently) because in India we are so used to seeing heads all around us.Let us enjoy till it lasts.

It is on this point that Grand Venezia might be a crowd catcher. If the promised attractions come up then it would pull crowds from all over.

  • I am in commercial leasing ...and will keep u guys posted.....
these are actuals....not some proposed crap..like given by authority and builders

spencer hypermart will be first to open among hypermarts....50000 sq.ft is big area..
    opening in ansal mal

haldiram...opening in 30 days in msx

regd GV...untill unless they come out of their dubai dreams....they will fall apart

u cannot open a mall thinking tourists and people from 40 km away will be its footfall

tourists have NO interest in this mumbo jumbo...for them its taj, agra fort, jaipur forts, etc.....not a venice theme mall.

do you know radissson agra is having negative feedback from tourists as they consider it ''too western''...interior deco wise...toursists want to see indian architecture, indian handlooms, indian culture...not some third class replica of venice

OCP...we have tied up with many brands...and their condition is simple.....make easyday operational first.......that will b done in 6 months....yhen rest will follow
but knowing the standard and number of crowd in gnoida......we are expecting many to exit.we tried to get vfm brands....but still doubtful...due to less population

  • if FDI in retail allowed in UP in future, I think GN will be the most happening place like with the mega stores of IKEA and WALMART............though it not possible in short term but even opening of daily need stores, future looks still good.

  • The bottom-line is GN like all other cities will take some time to become fully inhabited.
No need to repeat same thing again and again. The reason for buying in GN is its low price tag and also better infrastructure. GN have some limitations i.e public transport , that is why it is cheap.

  • we have become so used to crowding that gn seems empty and ghost like. but six months of living in chandigarh made me feel the benefits of a planned city and am really missing chd while in gurgaon now which has the worst of infrastructure.
this was also one of the main reasons for buying in gn as when there is a decent population the quality of living will be much better,i think.
