          People who have invested in beginning have already option to exit with good margins and sleep sound.
          Where is the exit option ? Can You book profit ? Does Builders in NE allow resale ?
          When one is (even in Real Estate) ... You can never call the appreciation (paper profit)
          as yours' unless you have actually booked profit.

              Sure, To book the profit, you will have to put it on sale. NE Brokers are looking for such cases and in many cases they may help to transfer the property too-- doesn't matter resale is allowed or not. Profit margin depends on negotiations and who fights fierce, gets the best.

                It stays Land Acquisitions ...... but does not stays (prevents) builders from doing fresh bookings ...... giving enough time to these devils to trap new murgaas ......

                Why ??? did SC took 1 year to finally start issuing stays on Noida Extension Land Acquisition cases ........ while it was refered to them in Jan 2012 itself ? .......... Why did Supreme Court not prevent Creation of Third Party Rights ..... pending dispute ...... on these disputed land.

                Even after NE land being disputed ...... NE projects were being bought by salaried middle class population at even higher prices ....... because of the assumption that .....
                1) Supreme Court had no issued stays...
                2) Third Party Right on the land asset already created.
                3) Construction already started and land ... now ... not fit for farming....
                4) Authority already spent hundreds of crores in Infrastructure like Road etc. ...


                SC is not rule or LAW maker... LAW makers are our MP's and whatever law they make SC guards that LAW...

                now if there is a flaw in that LAW... builders, state exploit this and trap people/farmers....

                then court comes in picture....


                since its our case so we are lossing patience of the order being not delievered...

                there are numerous cases where-in it takes like 10 years to get a faisala...

                  Answer is : Every project in NExtn or GNW is in under litigation Supreme Court.

                  NExtn is not for fainthearted, but if someone is buying, minimize risk by buying a flat only in a tower for which bank load is already disbursed and at least excavation is done. Don't be Penny wise and Pound foolish.

                    Sir, do you literally mean that?

                    I am a buyer (like you) in Steller Jeevan. Is that also under legislation?

                    BTW, I bought in tower F which is upto 8th floor right now -- so hope that's a safe bet??

                      Yes, every project NExtn/GNW is under litigation in SC, villagers have approached SC to quash Oct 2011 HC verdict on land acquisition in Noida & Greater Noida. Every buyer in NExtn should know that, alas that is not the case.

                      Personally, I think blanket cancellation of all land acquisition will not happen due to sheer amount of investment and current Center-State politics. But, authority will need to give up land to farmers and further acquisition will be almost impossible.

                      Moreover, if builder is not in possession of land currently, he is not likely to have the possession in future. Authority allotment means nothing, as clearly GNA has allocated land not in it's possession. Furthermore, many builders are defaulters (stretched beyond their financial capacity) even to GNA, good number of them will simply declare them bankrupt, run away with buyers money and carry on in another name.

                      Stellar Jeevan is one of the safest projects in NExtn, as construction is going for all towers (land possession - OK) and at least HDFC was disbursing loans even in Apr 2011 (approvals & payments to GNA - OK).
                      Rest, adverse SC verdict can make Stellar Jeevan a non-existent entity.
