        IMO, Market rate < Circle rate would be very rare....
        120 sq m have been allotted over a period of 4-5 years in this area and value by authority is varying from 29L - 52.5L.

        BTW, if you have influence on valuer, valuation can be in your favour....

        Also, can someone highlight on the parameters used by valuers to arrive at value. I can guess is:
        1. Cost of Land
        2. Cost of Construciton
        3. May be some market premium

        Any other point(s)?

            Hi Friends,
            I too have one unit allotted to me in this sector 120 sq mtr (130 sq Y)
            Two bed, one living, one store room and two bathrooms.
            I have paid around 36 lacs to authority.
            This property will be loanable once registry opens, which is expected to happen by June, 13 or later. These houses are expandable up to three stories. Construction is not bad as it is done with a view that allottees will want to construct two more stories. They have left columns (pillers) and side walls are 9+9 inches. The location will be unbeatable once NOIDA Extension takes shape. I recently visited, and it was in much better shape compared to what it was 6 months ago. The stamp duty is payable only on circle rates no matter what is the final consideration between the seller and buyer. People with black and white issues should opt for sec 2 and sec 3 plots and these were bought at much less prices than built up houses. But do mind that without any infrastructure and no construction the price is more or less the same.

                  Cash down allotment price was 30 lakh and 5 year installment price is almost 36 lakh with 14% interest.

                  So those who have opted cash down, they paid only 30 lakh
