Need some advice. I am getting in resale Gaur City 2 11th Avenue

5th floor corner flat

Current negotiated price is Rs 3000 per sqft + Rs 400 per sqft transfer charges. Please advice if this is a good deal to go for or not. I have a horizon of 2-3 Years and looking for investment/rental income. Not an end user.

    So you are basically paying 3400 rs psqft. for all cash deal for a Noida-extn. property. I think you can get much better deals, if you have so much cash in hand. Do you have to pay 400 again if you are selling out to someone ? Have you ever thought taht after 2 years if everything goes planned and noida-extn. has 1-2 lakhs ready for sale/renting flats how much return you are going to get ?

    wait for some more time.. rates for resale would come down as possession dates would come nearer for gaurcity amd so will be the transfer charges..!!!

    I am a new member to this forum .
    I am planning to book 3 bhk ( 1420 sqft ) 18th floor flat in Gaur city 2 11th Avenue , Sanskriti vihar .
    real estate broker has offered me a discount of 5% on bsp of Rs 3550/sqft . (Other charges electrical Rs 50,000 & power back up Rs 50,0000 ,parking charges Rs 175,000 , lease rent 95/sqft and interest free maintenance charges @25/sqft needs to be paid separately .

    Total net price after 5% discount on bsp comes to 52.34 lakh .
    Appreciate senior member advice if the discount offered by broker . Kindly feedback how much % discount is presently prevailing for the property . Any help would be really appreciated .
