    Many of the new commercial high street and malls have the concept of Lower ground floor and upper ground floor. What is the best way to decide between these two for purchase of a retail shop. Thanks in advance for the advice.

      Any mall which is selling nax space will fall flat.....

      Untill unless builder has 60-70% area for lease only model....the mall will fail.

      Such lease only models are leased out first and then area sold to investor....to ensure shutter down shops donot ruin the mall.

      In such malls having a shop near the anchor store is recommended...doesnt matter which floor.

      Anchor stores are huge areas leased out to guarantee footfall brands

      Malls havd maintenance in range of rs.20-30 psf and allows no encroachments

      Better buy in road,parking facing visible shops in small arcades near high density residential areas.

      Cant name any project n.pls do ur own research

        Thanks Zohaib, looking more for high street rather than Mall.

        Would it be better to be road facing than next to Anchor ?

        Also would Lower Ground Floor be better or Upper Ground floor in case there is no Ground floor ?
