120m Built up house in Omicron 2

    I am thinking to buy a 120m built up house in Omicron 2. I am not really convinced about that but just don't find a better option. Apts are so expensive. I live in Ghaziabad and work in Noida Sector 63. I have a pvt sector job, not really looking for commute from G Noida. Right now it is an investment, may be use in future if office locate to expressway.

    What is your opinion on it? I know price have not increased for like 2 years. If they did, new demand of 1450/mt from authority nullify that. Frankly I do see much appreciation in G Noida. Could price decrease?

    I actually want to live in a house. I currently live in Shipra Sun city. Indirapuram is like a concrete jungle. I think sectors like 137 would be same. Although metro in sector is advantage but it just increase too much traffic like auto, rickshaw. Imagine you living in a property and you feel like I don't want to go out due to traffic (metro comment is not specific to 137, just in general).

    Advantage with apt is gentry(specially with good projects). 120m houses will have LIG type gentry. Saw last week people putting "khaat/folding" on road and chit chatting.

    In short, I am confused. Your opinion would be appreciated. It may not change my decision but would be good to know your thoughts. Feel free to share anything you have. Though sensible posts are appreciated.

    Adding some people. Please feel free to share price range. Though I have some idea. and please tell me that 130 m is for real and could be complete in few months?

      As an investment, it is a good buy.
      As a place to live....you should consider security also.

        Security and Public Transport are the major concerns if one wants to live now.

          There is no issue of security now. More than 30% houses has been occupied in Omicron-2.

          Prices are stable for 2-3 years.

          Rental value for 120 Square Meter house is Rs.5000-6000. It is too low in comparison to it's price.

          But it is good to buy in Omicron 2 if you have to live here. It is not good for investment purpose.
