        Here are the ones i managed to find in Grande Forte on google
        4BHK, 2830 sq. ft. Price 1,00,00,000/- 4 Bedroom Apartment / Flat for sale in Grand Forte, Sector Sigma-4, Greater Noida (P781472743) - PropertyWala.com --- Way beyond my budget, but its a big one!

        Heres one in Stellar Sigma
        http://www./propertyDetails/4-BHK-16...dzpSvf+uAgZw==
        4BHK 1600 sq. ft. Rs. 65,00,000 --- quite expensive rate psf, 1600sq.ft. with 4 bed rooms in it could be a bit of a squeeze

        I couldn't find any 4BHKs for sale in Royal Apartments, however i did find two 2150sq. ft. 3BHKs @50 & 58.05 lakhs
        58.05 lakhs -> http://www./propertyDetails/3-BHK-21...FzpSvf+uAgZw== (Study extra)

        50 lakhs -> http://www./propertyDetails/3-BHK-21...xzpSvf+uAgZw== (Puja room, Servant room extra) --- seems to a VFM deal.

        I am not sure if my family will fit into a 3BHK, we are living in one albeit a smaller one as it is...so it wouldn't be much of an upgrade.

        @rjd1984: ATS Paradiso & Purvanchal Heights are beyond the budget according to the post below...

        I'll google it, let me see if there exist some affordable gems there too

        I'll probably list out the properties I find online here like i did above, so that i can refer to them later and also so that i can hear what the members of the forum think about them...

        Guys, please let me know about the sectors in Greater Noida, Pi, Mu, Omicron, Zeta...Do fill me in on the details such as which ones are affordable while not being isolated, which societies have lower maintenance charges, i don't need a spa or other such fancy bells and whistles, which ones are better connected by road etc. i am looking for a spacious house with good connectivity to Delhi...
        Online prices are indicative.. Road connectivity is good for entire greater noida main. Irrespective of the fact if people live there

        In 1 - 1.15 cr I had a option to buy a 8 room pent house in Royal.. but didn't have the moolah

        Start calling up people..

          Have you tried Amrapali Grand in Zeta....it is in your budget and it is a well occupied society. I saw a ground floor flat with basement of 2500+ sqft, quoted 75L. This was a year back.

            My Opinion Paramount Golf foreste Town ship in zeta sector where u can get 2452 Sq.Ft around 90 Lacs and with all new amenities and legends. Do not go with Amrapali....

              Re : Suggestion for 4BHK -1900 sqft | RTM or UC by 2014 in Gzb/Noida/GN

              hi all,

              While recceing i visited Duplex houses at Sigma III, it seemed like a bit of a ghost town with 10-15% occupancy. That said, duplex houses built on 200 sq. mt. plots seem to be going at anywhere between 70-85 Lakhs here based on the location. The houses need quite a bit of finishing to be done before moving in though. The doors, windows, flooring, kitchen, toilets, wall finishing etc all need work...at least 10-15 lakhs worth of repair and renovation work before the house becomes livable. Even after that the extremely low occupancy rate is certainly a cause of worry...

              I found this brochure by Greater Noida Authority while searching the Internet for specifications of these houses. Looks like these houses were allotted in 2004-05, 10 years is quite a long time for an area to fill up with residents

              I came across this website while looking for maps of sectors in Greater Noida. It may be of help to others here.

              Here are a couple of photos of the place:

              I started out looking for a 4BHK flat, however the attractive prices of independent houses like the one above are proving to be quite attractive. Low occupancy in Sigma III is a worry, though. Wot say ppl? Please do share your thoughts on duplex houses in Sigma III, are there other similar options in within the same price range Greater Noida?
