Hi,

As mentioned by Aam Aadmi, they have come up with another project in GNoida (near Pari Chowk). The location will be within 2-3 kms from Pari Chowk probably.

Rates being quoted as of now are 2500-2600 all inclusive.

Not too sure if these Yamuna/Taj Expressway projects are attracting any customers at all.

    less-dense projects is the thing of past now.

    Yeah Jaypee Aman is better than Puruvanchal as far as rates and locations are concerned.

    - Why would anyone come further to Gnoida main city when Similar density projects will be available in Noida extension in a few months...(we all know this political bullshit of Noida extension will be over in a few months)
    AT SIMILAR OR MAYBE CHEAP RATES

    - Whoever has visited Greater Noida loves its Greenery, Landscaping, Openness and LOW DENSITY

    - There are many people who want all that...and since that will not be available in Noida, Ghaziabad, Noida extn or in fact anywhere in NCR....Greater Noida is the Only and Best option...

    - The moment you take away the LOW DENSITY , openness factor AWAY From Gnoida....it makes absolute NO SENSE To Buy here.

    - A huge % of Residential in Gnoida is Plot..so that makes it the LEAST DENSE residential area in NCR....Huge roads and Greenery everywhere....The APPARTMENTS too were made to "SYNC" With such surroundings.

    And thus most of the projects have density less than 50 flats per acre.

    - EVERYONE who is buying in RE is FULLY AWARE of High Densities and even though they DONT LIKE IT..they have No choice.

    - Purvanchal had a GREAT oppurtunity to CAPITILISE ON THIS FACTOR..

    - To Use its Excellent reputation in the area....and OFFER something which NO ONE IS DOING ALL AROUND THE REGION.....A Less dense project with rates lower than "Present" rates on Noida expressway

    - If this Project had a density of less than 60 Flats per acre....and it was MARKETED..STRESSING ON THIS POINT....and prices around 2700psf....People would be VERY INTERESTED in it.


    2400 flats in 22 acres...In Gnoida main city....at 2500psf.....SENSELESS !!!!!!

    Just now I talked to Purvanchal guy......He said that launch in still pending....the smallest 3 bhk is of area 1650 sq ft and the launch rate will be around 3000-3100 psf !!!!!

    Considering location, delay in project launch and high density project - IS IT WORTH IT ????

    Sorry, minimum size of 3bhk is 1365 sqft and not 1650....Still i feel rate is on the higher side !

    as per latest info, now they are planning for 1950 flats in 22 acres.

    Call purvanchal.. Nothing less than 12 floor is available... As per purvanchal sales guy around 450 flats are already sold... Not bad even they have sold 300 flats.. This is typical with purvanchal projects as there is no short term investor..

    Its Good for End-User, no farmer issue and all that tension like Greater noida west where there are max number of unprofessional Builders. Project density is high but this sector would remain low density that's positive...
    After 3-4 years area would be happening...

    Call any builder in this region and you will get same answer.
    So whats the big deal ?
    location bad, layout bad, price too high, super dense and above all in a city like Greater noida which offers very less in future compare to other regions in ncr.

    Better buy in Noida extension....density same...price same...location far better, and far more promising.

    there is no logic in buying in this project....nothing.

  • if you are pure investor then you should look out property in noida.

    purvanchal royal park is very good deal for end-user . since it will take atleast 3 to 4 year time to develop this whole belt
