As mentioned by Aam Aadmi, they have come up with another project in GNoida (near Pari Chowk). The location will be within 2-3 kms from Pari Chowk probably.

Rates being quoted as of now are 2500-2600 all inclusive.

Not too sure if these Yamuna/Taj Expressway projects are attracting any customers at all.

  • Three roads proposed over Hindon to connect Noida, Greater Noida

    The Noida and Greater Noida authorities have planned to construct three new roads between the two cities to improve connectivity. The planned road networks will include construction of three bridges over the Hindon river, Greater Noida authority said. The Hindon separates Noida and Greater Noida.

    Officials said that the objective of constructing three new roads is to decongest the existing roads of Noida, including the 25-km Noida-Greater Noida Expressway. During peak hours, around 15,000 vehicles ply on one lane of the expressway, according to estimates. Officials said that the heavy flow of vehicles causes congestion and hinders motorists

    “I have proposed three new roads because vehicular pressure on the Noida expressway and the two other main roads -- Dadri-Surajpur-Chhalera Road and Noida Extension road -- will increase manifold in the next 3-4 years. Therefore, we will have to be prepared well in advance. We plan to build the bridges first and then connect these bridges with approach roads,” Deepak Agarwal, chief executive officer (CEO) of the Greater Noida authority, said.

    All three routes will include construction of a bridge over the Hindon. The bridges will be constructed between Sector 150A in Noida and Sector Chi IV in Greater Noida, Shafipur in Noida and Knowledge Park II in Greater Noida, Sector 148 in Noida with Knowledge Park III in Greater Noida.

    The Greater Noida authority CEO, Deepak Agarwal, general manager of Greater Noida authority, Rajiv Tyagi, and Noida’s chief architect and town planner, SC Gaur, among other officials, discussed the project in the Greater Noida authority office on Friday.

    “We will discuss the three road projects in detail with senior officials and take these important projects forward as these (roads) are very important for better connectivity between the two cities. We will also incorporate the locations of these three new roads and bridges in our Master Plan,” Gaur said.

    Once the bridges are ready, alignment of roads will be finalised and the construction on these important links will be started by the two authorities.

    Chi v Needs a similar succesful market on road which will bring a lot of positive to tjst sector

    Only flats won't do the sector any good....it needs a good market as well which is fully equipped...

    Yes Zohaibji...I agree with you that the progress of Chi V and rather Chi-Phi sectors depends on the emergence of a strong commercial belt. Gr Noida authority has earmarked huge commercial belt - Malls & Hotels in Chi IV, which is opposite Chi V and bang on the X-way. Now obviously the next question is when they unlock its potential and if it will emerge as a hot-bed of commercial activity. Can only hope that developers such as DLF, Godrej, etc. capitalise on this opportunity and change the landscape of the region. Wishful thinking!!!

    No Mr.GK Kapoor, I never meant a "Commercial belt" as in Malls and Hotels...

    Greater Noida WILL NOT have such commercial belts as seen in Gurgaon or Noida sector 18

    Reason....Pathetic planning by Authority

    I meant....DAILY NEEDS MARKET like ones seen in crossings, indirpauram or even lately in Greater Noida - AVJ Heights in sector Zeta

    The End user when Comes all the way to greater noida Not only wants VFM, Cheap housing option in a open green area, with no pollution BUT ALSO
    Proximity to Daily needs such as supermarkets, clinics, fast food, general needs shops, service centers, coffee shops etc etc etc etc etc

    NO ONE wants to stay in a society where one has to take out car and drive 3 kms for buying 1 kg potato

    It doesnt matter How many ONLINE shopping websites open and operate....the Buyers WANT General shopping markets within walking distance....that gives them a peace of mind, etc etc

    Online shopping sounds easy..but its not just a requirement....But also the pleasure of Walking in a Nice market and doing some small shopping...specially for senior citizens, teens, etc etc etc

    Zeta sector is Buzzing with acitivity because of AVJ heights market which has ALL NEEDS available

    Sector Chi V NEEDS such a market to develop....and once that develops....Rental and Buyer demand will for SURE go up.....and make the region very lively and happening

    Its VITAL for a residential region...to LOOK LIVELY and thats usually with any good market....and it need not be a mall or hotel.....

    From the research I had done many months ago when i was active in RE business....PRC does have a commercial belt on road....and that Commercial SHOULD be developed very nicely and be open to all...to make the sector lively and happening

    Amarapli and proview societies are ready...BUT still the region feels very odd...as NO HAPPENING MARKET

  • Yes Zohaibji, there is some commercial belt in Chi V. One is being developed by builder - JD Unipark - a less know developer and maybe the first project by them and it's also mixed use development. Only God know how this will shape up!!!

    Other area is land earmarked by Gr Noida authority for market/amenities to come up in the sector. Don't know when that will come-up, since it must be low on priority.

    Recently, Gr Noida authority also came up with a Petrol Pump scheme with plots being up for sale for PSU such as IOC/HPCL/BPCL. There was one plot in Chi V and don't know if anyone bid for a plot in this sector. Even a petrol pump helps in making a sector attractive and creating a micro-market. However, petrol pumps continue to be flop in Noida due to differential pricing compared to Delhi; and with the upcoming GST regime not including petroleum products - this will not change.

    Overall, the area certainly lacks any market for daily needs and appears deserted at most of the times. I guess most of the residents of PRC and neighbouring societies (Amrapali/Proview) will have to depend upon the shops that open within their society for daily needs until the area develops. PRC does plan to launch shops in the society and might come up in Phase II of the project.

    Overall, the area needs a Sector market and it will be beneficial to all residents of the sector. Meanwhile, one can only hope that Gr Noida develops and stop giving this look of a ghost town and becomes more inhabitable.

  • I checked master plan of prc and they have commercial on gate....so if prc develops it as a vibrant, classy and nice market for daily needs..its enough to make the region feel very happening !!!!

    Just visit avj heights and see what a differemce their market has made to the far off sector

    This sector is on yamuna Expressway...and lakhs of cars pass everyday....

    If market is vibrant and well lit...it will look very positive to passer bys also giving it a very positive demamr
